CITY OF TIFFIN, IOWA ORDINANCE NO. 2010-299
AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP ORDINANCE 2007-287 OF THE
CITY OF TIFFIN, IOWA BY RE-ZONING WOODFIELD RIDGE PART ONE OUTLOT ONE
FROM ALL MULTI-FAMILY UNITS TO A MIXED USE TO INCLUDE
FOUR SINGLE FAMILY UNITS
BE IT ENACTED BY THE CITY COUNCIL OF TIFFIN, IOWA:
Section 1. Purpose. The purpose of this amendment to Zoning Ordinance No 2007-287
to amend the official zoning map of Tiffin, Iowa concerning the following legally
described property located within Tiffin, Johnson County, Iowa.
Section 2. Amendment. The following legally described property:
Woodfield Ridge Part One Outlot One from all Multiple Family R-4 Dwellings to a mixed use to include
four Single Family R-1 C Dwellings on the west side of Horizon Drive.
Legal Description:
Part of Woodfield Ridge'Part 1 as recorded in Book 52, Page 117 of the Johnson County records.
Described as: Commencing at the North'/4 corner of section 28,township 80 north, range 7 west of
the eh P.M. in the City of Tiffin,Johnson County, Iowa: thence S 89°7'59" E. 612.76 feet along the
north line of the NE 1/4 of said section 28 to the point of beginning,thence continuing S.89°27'59"E,
173.00 feet to a point on the centerline of Horizon Drive; thence along said centerline S 00°32'01"W,
25.99 Feet: thence Southeasterly 127.34 feet along a 250.00 foot radius curve concave northeasterly
with chord bearing S 14°03'31" E, 125.97 feet; thence S 28°39'04" E. 162.63 feet; thence
southeasterly 154.16 feet along a 250.00 foot radius curve concave southwesterly with chord
bearing S 10°59'10" E, 151.73 feet; thence S 06°04'45"W, 19.36 feet to a point on the centerline of
Oakdale Boulevard; thence along said centerline northwesterly 173.99 feet along a 1000.00 foot
radius curve concave northeasterly with chord bearing N 78°20'11"W, 173.77 feet; thence
northwesterly 51.74 feet along a 77.00 foot radius curve concave southwesterly with chord bearing
N 09°24'04"W,50.77 feet; thence N 28°39'04"W,°162.63 feet; thence northwesterly 215.46 feet along
a 423.00 foot radius curve concave northeasterly with chord bearing N 14°03'31"W, 213.14 feet;
thence N 00°32'01" E, 25.99 feet to the point of beginning. Described land contains 1.89 acres and
is subject to easements and restrictions of record.
Section 3. Penalty Provision. The City may elect, at its discretion, to prosecute any vio-
lation either as simple misdemeanor or a municipal infraction.
Section 4. Repealer. All ordinances or parts of ordinances in conflict with the provisions
• Of this Ordinance are hereby repealed.
Section 5. Severability. If any section, provision, or part of this ordinance shall be
adjudged to be invalid or unconstitutional, such adjudication shall
not affect the validity of the ordinance as a whole, or any section,
provision, or part thereof not adjudged invalid or unconstitutional.
Section 6. Effective Date. This ordinance shall be in effect after its final passage,
Approval, and posting as provided by law. ,
On the 10th day of February, 2010 at the regular meeting of the City of Tiffin, Iowa City Council,

by Council Person Jim Bartels.

On the 10 day of February, 2010, at the regular City Council meeting of the Tiffin, Iowa City Council,
Council person Jim Bartels made a motion for the second reading for Ordinance No. 2010-299
AMENDING THE OFFICIAL ZONING MAP ORDINANCE 2007-287 OF THE CITY OF TIFFIN, IOWA
BY RE-ZONING WOODFIELD RIDGE PART ONE OUTLOT ONE FROM ALL MULTI-FAMILY UNITS
TO A MIXED USE TO INCLUDE FOUR SINGLE FAMILY UNITS. The motion was seconded by
Council person Travis Weipert.
Ayes: Chris Ball, Jim Bartels, Mark Petersen, Travis Weipert
Nays: None
Absent: Mike Gericke

On the 10th day of March, 2010 at a regular meeting of the Tiffin City Council, Tiffin, Iowa,
Councilperson Chris Ball introduced Ordinance No. 2010-299 AMENDING THE OFFICIAL ZONING
MAP ORDINANCE 2007-287 OF THE CITY OF TIFFIN, IOWA BY RE-ZONING WOODFIELD RIDGE
PART ONE OUTLOT ONE FROM ALL MULTI-FAMILY UNITS TO A MIXED USE TO INCLUDE FOUR
SINGLE FAMILY UNITS, and moved that it be given its third and last reading. The motion was
seconded by Councilperson Mike Gericke.
Ayes: Chris Ball, Jim Bartels, Mike Gericke, Mark Petersen, Travis Weipert
Nays: None
Absent: None
Five Members of the Council being present and voted "Aye". Mayor Royce Phillips declared the motion
carried, and the ordinance was passed and adopted.
Whereupon the Mayor declared that Ordinance No. 2010-299-AMENDING THE OFFICIAL ZONING
MAP ORDINANCE 2007-287 OF THE CITY OF TIFFIN, IOWA BY RE-ZONING WOODFIELD RIDGE
PART ONE OUTLOT ONE FROM ALL MULTI-FAMILY UNITS TO A MIXED USE TO INCLUDE FOUR
SINGLE FAMILY UNITS be adopted and signified his approval of same by fixing his signature thereto.
