RESOLUTION NO. 83 -2231
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF TEMPLE CITY AMENDING THE GENERAL PLAN (G.P. 84 -1)
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES RESOLVE:
SECTION 1. Pursuant to public hearing thereon and consideration
of environmental impact, the General Plan (Land Use Element) is hereby
amended as follows:
(a) Reduce the area designated "Commercial" at the northeast
corner of Lower Azusa Road and Temple City Boulevard to only
that area bounded by the alley.
(h) Reduce the area designated medium density on the west side
of Camellia Avenue to the first 260 feet north of Lower
Azusa Road and on the east side of Camellia Avenue to the
first 200 feet north of Lower Azusa Road.
(c) Remove the medium density and restore the low density
designation on both sides of Kauffman Avenue from Lower
Azusa Road northward.
(d) Designate the properties at 4831, 4825, 4832 and 4824 North
Willmonte Avenue as low density residential.
(e) Reduce Commercial designation at the northeast corner of
Lower Azusa Road and Baldwin Avenue to only the area developed
with commercial uses.
(f) Eliminate the medium density designation and replace with
low density on both sides of Robinhood, Ryland and Birchland.
(g) Extend medium density designation farther northward from west
of Glickman Avenue to east of Arden Drive to a depth of
approximately 600 ft. north of Lower Azusa Road.
(h) Maintain commercial designation for all lots fronting or
abutting Lower Azusa Road from Arden Drive to El Monte Avenue
but change the designation to low density for property cur-
rently designated commerical north of the above lots.
(i) Change the designation on the lots on the south side of Fairhall
Street east and west of Pal Mal Avenue from commercial to low
density residential with the alley being the dividing line
between the residential and commercial designations.
(j) Provide an amendment to the text of the General Plan specifying
that, in the areas designated as medium density located adja-
cent to primary roads, where the subject property is in excess
of one acre, and where good and sufficient justification can
be found, the maximum density limits may be increased from a
maximum of 12 to 15 units per acre.
SECTION 2. The City Clerk shall certify to the adoption of this
Resolution.
