A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF TEMPLE CITY APPROV-
ING CONDITIONAL USE PERMIT 84 -710
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES RESOLVE:
SECTION 1. Based upon a Public Hearing fora Conditional Use
Permit at 5561 Sultana Avenue for a re -use and renovation of a Church
in an R -3 zone, the City Council finds:
1. That the site for the proposed use is adequate
since the site is developed as a church, has been used as
a church in the past, and adequate space exists on the site
for expanded parking facilities if needed in the future; and,
2. That the site has sufficient access to streets and
highways, adequate in width and pavement type to carry the
quantity and quality of traffic generated by the proposed
use since the 25 ft. wide driveway is adequate to provide
access to Sultana Avenue, an improved street; and,
3. That the proposed use will not have an adverse
effect upon the use, enjoyment or valuation of adjacent
property or upon the public welfare since the use will
upgrade the property by providing maintenance and upkeep
which has been absent in the past.
SECTION 2. Accordingly, said CUP is approved, subject to the
following conditions:
1. That this Conditional Use Permit is granted for
the land as described in the application and any attach-
ments thereto, and as shown on the Plot Plan, labeled
Plan "A ";
2. That compliance with and execution of all condi-
tions listed herein shall be necessary prior to obtaining
final building inspection clearance and /or prior to obtain-
ing any occupancy clearance.
3. That prior to obtaining occupancy clearance, and
within 30 days hereof, the applicant shall file with the
Planning Department written acceptance of the conditions
stated herein on forms provided by the Planning Department;
4. That unless the use is inaugurated not less than
six months after this approval is granted, and is diligently
pursued thereafter, this approval will automatically become
null and void;
5. That all . requirements of any law, ordinance or regu-
lation of the State, County, City of Temple City and any other
governmental entity shall be complied with;
6. That this approval is subject to the applicant paying
all fees and assessments to the City of Temple City as required
by ordinance;
7. That no outside open storage of any kind shall be
permitted on site;
8. That no signs of any type are approved as a part of this
action. Signs shall be submitted to the Planning Director for
review and approval prior to installation. Signs shall not
exceed 6 ft. in height and 40 sq. ft.. in area.
9. That this permit shall expire when the use for which
it is granted is voluntarily discontinued for a period of 60
consecutive days or more;

10. That a trash enclosure shall be provided and maintained
of a size and location as approved by the Planning Director;
11. That the property shall be cleared of trash, furniture,
debris and overgrowth to include weeds and bushes;
12. That maintenance of the parking area to include re-
striping shall be subject to the review and approval of the
Planning Director;
13. That appropriate permits shall be obtained from the
Building and Safety Department prior to any renovation of the
existing church facility;
14. That the occupancy load shall not exceed 200 persons;
15. That the vacant areas be landscaped with grass including
an automatically timed irrigation system.
SECTION 3. The City Clerk shall certify to the adoption of
this Resolution.
