PRESENT: JERRY BROST, BRUCE WORKMAN, FRANK MIGNONE, LENNY
LEUER, SUSIE MACKAY AND CAROLYN SMITH. KATHY COOK AND ELIZABETH
WEIR ARRIVED LATE. ALSO PRESENT PLANNING AND ZONING
ADMINISTRATOR LOREN KOHNEN, CITY CLERK PAUL ROBINSON AND
PLANNING AND ZONING ASSISTANT SANDIE LARSON.
Chairperson Lenny Leuer called the meeting to order at 6:32 p.m.

Carolyn Smith called attention to a number of items deleted from the conditions on the
Rolling Green Country Club motion.

6. JAMES EIDEM - 3175 CEDAR AVE. - FRONT YARD SETBACK VARIANCE
REQUEST - PUBLIC HEARING - 8:16 P.M.
Loren Kohnen read his memo to the planning commission and put up an overhead of
the site. He stated that this was the most logical site for a garage on the property.
James Eidem asked if he would be able to put living quarters above the garage.
He was told yes.
Bruce Workman said the only problem would be is if the garage was higher than the
house.
Lenny Leuer said that Cedar is downhill and questioned the visual impact.
J. Eidem said that he plans on inverting the roof of the garage so that it slopes to Cedar.
Elizabeth Weir asked about the peak of the roof of the garage to the house.
J. Eidem said it would be the same or lower.
L. Leuer asked more about the roof and Loren showed on the overhead how it would
work. Lenny then asked if there were two lots or are they combined.
There was discussion of how lots were combined in the past without having a re -plat
done.
J. Eidem said that he could make the garage a little larger so that both lots are covered.
MOVED BY BRUCE WORKMAN AND SECONDED BY CAROLYN SMITH TO
RECOMMEND APPROVAL OF A 7' FRONT YARD SETBACK VARIANCE ON THE
FERN STREET SIDE OF THE PROPERTY WITH HARDSHIPS BEING:
1. Corner lot
2. Location of house
3. Slope of the lot
4. Existing trees
AND WITH THE FOLLOWING CONDITION: The garage to be a minimum of 30' wide.
Lenny Leuer asked about the patio door to the west. Was there a plan for a patio there
and J. Eidem said yes and it was determined that would not require a variance.
