CONDOMINIUM, COMMUNITY APARTMENT PROJECT, OR
STOCK COOPERATIVE CONVERSIONS IN ANY RESIDENTIAL
ZONF. TO NOVEMBER 30, 1986, PENDING COb1P1,ETI0N OF

Section 1. The City Council hereby finds that on

No. 1244 entitled:

TO COiNllOMINIUMS IN ANY RESIDENTIAL ZONE, PENDING
COMPLE'T'ION OF A STUDY AND REPORT BY TI4E PLANNING
COMMISSION."

Section 2. 1'he City Council further finds that in
accordance with the terms and provisions of Ordinance 1244, the
Planning Commission commenced studies and hearings pertaining
to the proper zone classification or conditions for such dev-
elopments, and issued a report describing measures taken to
alleviate the cond.t:i.ons iy~hich led to the adoption of Ordinance
No. 1244.

Section 4. The City Council hereby finds and
determines that there is a current and immediate threat to the
public health, safety and welfare from the inadec}uately regulated
conversions of apartments and other condo conversions and uses,
the approval of additional subdivisions, use permits, variances,
building permits and other entitlements f:or such property uses
would result in a threat to public health, safety or welfare.
Section S. The City Council further finds that it
will be necessary to extend Ordinance No. 1244 for an addit:i.onal
term expiring on the adoption o:f: the new zoning regulations and,
in any event, on or before November 30, 198b.
Section 6. It is therefore ordered that Ordinance
No. 1244 be extended for an additional period. terminating on
November 30, 1986, unless sooner repealed, subject to all the
terms and provi.si.ons contained therein.
Section 7. The City
