AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND APPROVING THE FINAL SUBDIVISION PLAT OF RED CEDAR RIDGE SUBDIVISION. A SUBDIVISION OF THE CITY OF JEFFERSON, MISSOURI. WHEREAS, Lots 1, 2, 3, 4 and 5, and all of Morningside Drive Right-of-way of Orchard Heights Subdivision as per plat of record in Plat Book 7, page 33, Cole County Recorder's Office, except that part conveyed to the City of Jefferson, by deed of record in Book 494, page 594, Cole County Recorder's Office; and part of the Northeast Quarter of the Southwest Quarter of Section 16, Township 44 North, Range 11 West, in the City of Jefferson, Cole County, Missouri more particularly described as follows: BEGINNING at the northwesterly corner of the aforesaid Lot 5 of Orchard Heights Subdivision, said corner being a point on the westerly line of the Northeast Quarter of the Southwest Quarter of Section 16; thence N1°59'28"E, along the westerly line of said Orchard Heights Subdivision, and the Quarter Quarter Section Line, 290.06 feet to the southwesterly corner of the aforesaid tract described in Book 494, page 594, being the southerly right-of-way line of East McCarty Street; thence N88°32'00"E, along the southerly boundary of said tract described in Book 494, page 594, being the southerly right-of-way line of East McCarty Street, 164.27 feet to the southeasterly corner of said tract described in Book 494, page 594; thence N1 °47'30"E, along the easterly boundary of said tract described in Book 494, page 594, being the southerly right-of-way line of East McCarty Street; 9.03 feet to the northeasterly corner of said tract described in Book 494, page 594; thence N88°51'30"E, along the southerly right-of-way line of East McCarty Street, 135.46 feet to the northwesterly corner of a tract of land as described in Book 295, page 984, Cole County Recorder's Office; thence S2°32'00"W, along the westerly line of said tract of land as described in Book 295, page 984, 200.00 feet to the southwesterly corner thereof; thence N88°51'30"E, along the southerly line of said tract of land as described in Book 295, page 984, 75.00 feet to the southeasterly corner thereof; thence N2°32'00"E, along the easterly line of said tract of land as described in Book 295, page 984, 200.00 feet to the northeasterly corner thereof, being a point on the southerly right-of-way line of East McCarty Street; thence N88°51'30"E, along the southerly right-of-way line of East McCarty Street, 117.18 feet to the northwesterly corner of a tract of land as described in Book 384, page 959, Cole County Recorder's Office; thence S1°12'00"W, along the westerly line of said tract of land as described in Book 384, page 959, and the southerly extension thereof, 778.90 feet to a point on the northerly line of a tract of land as described in Book 403, page 401, Cole County Recorder's Office; thence S58°50'23"W, along the northerly line of said tract of land as described in Book 403, page 401, 599.41 feet to a point on the said westerly line of the Northeast Quarter of the Southwest Quarter of Section 16, also being the southeasterly corner of Lot 11 of Dietz Subdivision as per plat of record in Plat Book 5, page 7, Cole County Recorder's Office; thence N1°59'28"E, along the Quarter Quarter Section Line, 779.71 feet to the POINT OF BEGINNING. Containing 10.23 Acres. WHEREAS, it appears that said plat has been fully and properly signed and accepted by the owner of said subdivision, known and referred to as the Final Subdivision Plat of Red Cedar Ridge Subdivision, that all taxes have been paid, that in all respects the requirements of Chapter 445, RSMo. entitled "Plats" have been fully complied with by the owner of said subdivision, and that in all respects the requirements of the Planning and Zoning Commission of the City of Jefferson, Missouri, relating to plats and subdivisions have been complied with. NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: Section 1. That the Final Subdivision Plat of Red Cedar Ridge Subdivision, being and situated within the corporate limits of the City of Jefferson, Missouri, as shown by the said plat attached hereto and made a part of this ordinance, is hereby approved and accepted by the City Council of the City of Jefferson, Missouri. Section 2. The Mayor and City Clerk are hereby authorized and directed to endorse acceptance of said plat hereon and to certify the approval of said plat under the seal of the City of Jefferson. Section 3. This ordinance shall be in full force and effect from and after the date of its passage and approval.
