HomeMy Public PortalAboutResolution 86-2409RESOLUTION NO. 86 -2409 A RESOLUTION OF CITY COUNCIL OF THE CITY OF TEMPLE CITY ESTABLISHING REQUIREMENTS FOR THE PREPARATION AND INFORMATION TO BE INCLUDED ON TENTATIVE TRACT MAPS AND VESTING TENTATIVE TRACT MAPS. THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES RESOLVE AS FOLLOWS: SECTION 1. The City Council of the City of Temple City hereby establishes the following requirements for the preparation of Tenta- tive Tract Maps and Vesting Tentative Tract Maps: A. General 1. The Map shall be prepared by a registered Civil Engineer or Licensed Surveyor. 2. Tract or Parcel Map Number shall be obtained from the Los Angeles County Engineer. 3. Environmental Requirements - If an Environmental Impact Report is required, an Environmental Impact Report shall be prepared first and be submitted with the map and be in conformance with the Regulations for Processing Environmental Impact Reports (Resolution 82 -2042 CC). 1 1 If the division of land qualifies for a Negative Declaration or is a Categorical Exemption, the City Planning Department staff will complete the necessary documents. 4. Assessor Maps - Submit one print of the most recent Assessor Map Book page or pages covering the proposed division of land. 5. Affidavit - Submit one copy of an affidavit certifying under penalty of perjury pursuant to Section 2015.5 of the Code of Civil Procedure that all existing easements of record are shown on the tentative map. 6. Maps - Tentative maps shall be on one sheet and shall be on white background prints. Engineering scale shall be 1" =100', or that which will adequately show the pro- posed development. The overall dimensions of the map should not exceed 36" x 42" as oversize maps may not be accepted. Maps shall be folded no larger than 8" x 14" with map number showing on front. 7. Revised Map of an approved tentative map shall conform to these requirements, except in the amount of submittal fee. 8. Geological Report - If geological problems are anticipated, submit preliminary geological and /or soils reports to County Engineer at time of tentative map submittal. B. Tentative Tract Map shall show the following information 1. Tract or parcel map number in lower right hand corner. 2. Date, north point and scale. 3. Boundaries a. Approximate bearings and distances b. Use heavy lines to define c. Label with references to adjoining recorded maps or deed lines RESOLUTION NO. 86 -2409 Page .'2 4. Legal description of the land - sufficient to define boundaries. 5. Lots - number each lot and show approximate dimensions. 6. Contours (approximate) within the adjacent to subdivision. 7. Streets a. Existing within and adjoining the subdivision - show name, location, width, status and existing and proposed improvements. b. Proposed - Identify by name or letter. Show location width, status, and improvements. c. Curve radius. d. Rate of grade, drainage direction, and water distribution. 8. Easements - Location, width and status within and adjoining subdivision. 9. Vicinity Map - show on tentative map approximate distance from property boundary to at• least one major street, and, if possible, to two streets. 10. Existing structures a. Show approximate location of all existing structures. b. Show if within 50 feet of subdivision on adjoining land. 11: Grading Plan (preliminary), if grading indicated on Owner's Statement. 12. Zoning - Present and proposed, and compliance with the General Plan. 13. Storm Water - Approximate limits of any area subject to storm water overflow or inundation and the location, width, and direction of flow of each water course and. /or scale. 14. Wells - existing or proposed. 15. Apartment Projects (condominium or lease). a. Show structures with number of units therein, building setbacks and required distances between buildings. b. Access - vehicular and pedestrian. Show widths. c. Parking d. Recreation and service area. 16. Sewage Disposal - Location of any existing sewer lines. 17. Fire hydrants, water lines (size), electrical, telephone, gas, and cable TV. 18. Submit a letter from the respective water company on the amount of flow available and a letter from the Fire Depart- ment (Fire Hydrant Section) on the required fire flow. C. Vesting Tentative Tract Map shall show all information as required for a Tentative Tract Map and the following 1. A complete final grading plan showing existing and completed contours, retaining walls, etc. 2. Public Improvement Plan - If there are proposed public streets, sidewalks, curbs, gutters, or streetlights, the final design shall be submitted along with the Vesting Tentative Tract Map. In addition to the foregoing, the following may be required: - height, size, and location of buildings - sewer, water, storm drain and road details - information on the uses to which the buildings will be put - detailed grading plans - geological studies - flood control information - architectural plans - any other studies your city has normally deferred to the building permit stage SECTION 2. The City Clerk shall certify to the adoption of this Resolution. APPROVED and ADOPTED this 7th day of January, 1986.
