HomeMy Public PortalAbout66 Edenfield - StatementSupt�®rting Statement My name is Ara Dermovsessian. I am the owner of 66-66A Edenfield Avenue, which is a two family dwelling in Watertown. Currently, there are no designated off street parking spaces for the above mentioned the property. This creates a severe hardship for me, especially during the winter months, when overnight street parking is prohibited in this town. Pursuant to the Town of Watertown Zoning Ordinance Section 6.02 (j), I am applying for a Special Permit to build a garage that will be attached to my two family dwelling and located in the building's front yard area. The front yard area is the only place on the property where I can create space to park cars. I don't have 8.5 feet width on either side of my house. Therefore, I cannot build a driveway on the side of my house, which will meet the requirements of Section 6.02 (b) of the Zoning Ordinance. The subject site is an appropriate location for such a structure. According to io Zoning Ordinance Section 6.02 (j), a special permit may be issued to build a garage attached to a two family house that is located in the building's front yard area. The front yard area is an appropriate location to build this garage because there is no other place on the property where parking spaces can be created that would meet the town's Zoning Ordinances. Furthermore, a garage in the front yard area is necessary at this subject cite because there are no designated parking spaces on the property, which creates a hardship in the winter months due to the ban on overnight street parking in Watertown. 2 The proposed structure will not adversely affect the neighborhood. In fact, building a garage will improve the neighborhood because it will reduce the number of cars being parked on the street. The garage has been designed with care, thus, it will enhance the appearance of the neighborhood compared to the existing structure. In addition, the garage will not interfere with any of my neighbors' use and enjoyment of their property. Building a garage on site will not cause a nuisance or serious hazard to vehicles or pedestrians. The garage will actually lessen the likelihood of any hazard to vehicles and pedestrians because it will reduce the congestion on the street by eliminating some of the cars that are currently being parked there. As mentioned above, building a garage at the subject site will not create a nuisance because it will not interfere with any 40 other neighbors' use and enjoyment of their property. This site has adequate and appropriate facilities for the proper use of the garage. k0. The proposed garage meets all the requirements of Section 6.02 (j) of the Zoning Ordinance. The driveway will maintain 5 feet front setback and be at least 18 feet in depth for parking in front of the garage. The driveway will not be closer than four (4) feet from the side lot line, ten (10) feet from the rear lot line, or five (5) feet from the front lot line. Furthermore, the cars will always be parked at the subject site in accordance with the requirements of the Zoning Ordinances.
