With the newer Flips nearby, it may be difficult to add another breakfast restaurant in this competitive market. A significant share of residents and workers do not eat out, but many declared they would visit a new establishment in Riverdale. DDA believes this high response rate is indicative of a shortage of attractive lunch and dinner restaurant choices. Survey reveals the highest demand is for a full- service restaurant that serves dinner. The convenience goods market is dominated by gas station-convenience store combinations. Nationally 8 of 10 convenience stores offer gasoline. Without gasoline, it will be difficult to be competitive. However, an easily accessible site in a heavily trafficked area, could be successful. In DDA’s opinion, an opportunity exists for a coffee shop in one of the following scenarios: small stand-alone drive-thru, similar Redband Coffee in Davenport. in a flex building with a combination of other specialty businesses and services. within a convenience or general store
