JQ /;� / AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY REZONING 0.22 ACRES LOCATED AT 500 E CAPITOL AVENUE FROM MU -1 MIXED USE TO PUD PLANNED UNIT DEVELOPMENT AND APPROVING A PRELIMINARY PUD PLAN FOR THE PROPERTY. WHEREAS, it appears that the procedures set forth in the Zoning Code relating to zoning have in all matters been complied with. NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: Section 1. The following described real estate is rezoned from MU -1 to PUD: Part of Inlot No. 363 in the City of Jefferson, Missouri, particularly described as follows: Beginning at the northwesterly corner of Inlot No. 363, thence easterly along the northerly line of said Inlot, 64 feet 4 inches; thence southerly parallel with the westerly line of said Inlot, 149 feet; thence westerly parallel with the said northerly line, 64 feet 4 inches, to the westerly line thereof; thence northerly along with the said westerly line, 149 feet to the point of beginning. Containing 0.22 acres, more or less. Section 2. The Preliminary PUD Plan, on file as Case No. P21005 in Jefferson City Planning Division, is hereby approved for the property described in Section 1. Section 3. Permitted uses for the property shall be limited to an event center, general retail, and the permitted uses of the MU -1 Mixed Use zoning district. Building exterior and site changes shall adhere to the Capitol Avenue Neighborhood Conservation Overlay District. Signage and lighting shall adhere to the allowances of the MU -1 zoning district. Section 4. Common Areas and Public Land. No common areas are proposed and no lands are dedicated to public use within this PUD Plan. Section 5. This Ordinance shall be in full force and effect from and after the date of its passage and approval.
