6. New Business Public Hearings
Case No. B21003 – 115 West Dunklin Street; Variance from Street Frontage. Request filed by Arthouse
Properties, LLC., property owner, for a variance from the requirement that all lots have street frontage. The
purpose of the request is to divide the property in two and create a lot with frontage only on the alley. The
property is located 220 feet East of the intersection of Washington Street and West Dunklin Street and is
described as part of Inlots 906 and 907, City of Jefferson, Cole County, Missouri (Central M issouri
Professional Services, Consultant).
Case No. B21004 – 533 Aviation Drive; Variance from Flood Plain Regulations. Request filed by
Jefferson City Flying Service, lessee of property owned by the City of Jefferson, for a variance to floodplain
regulations. The purpose of the request is to permit construction of a 100 x 100 foot Airport Hanger as a
wet-floodproofed structure. The property is described as part of Section 16, Township 44 North, Range 11
West, Jefferson City, Callaway County, Missouri.
