HomeMy Public PortalAboutCanyon Springs EIR Scoping - 11.pdfTo: Town of Truckee Community Development Department Planning Division 10183 Truckee Airport Road Truckee, CA 96161 Subject: Canyon Springs at Truckee Date: July 25, 2010 The Martis Peak Home Owners Association is concerned about the proposed impacts to Martis Peak Road and the congestion the proposal will have at the junction of Martis Peak Road and Glenshire Drive. We have not responded to the past proposed developments as there would have been minimal impacts to our association and road system, but this proposal identifies Martis Peak road as the only entrance and exit. By having one entrance and exit for another 185 single family parcels and another eight lots that could have as many as 4 units/lot. This proposal has the long term potential of at least quadrupling the traffic on Martis Peak Road and the intersection of Glenshire Drive (185 units times 2 cars times one exit and entrance equals 740 vehicle travels per day, plus 8 4 -plex units times 2 cars times one exit and entrance per day each = 64 travels per day). We currently have about 50 permanent residences which produce about 200 travels per day. We have safety concerns as well as the potential substantial traffic congestion on Martis Peak Road and the Glenshire Drive junction by only requiring one entrance and exit It seems prudent to have at least two entrances and exits for a development of this size. In fact an access on to Edinburgh Drive was the original proposals primary entrance and exit. Further there is another possible access on to Courtenay Court or Winchester Court. I understand there may be other options. Martis Peak Home Owners Association would like to review the traffic plan for this project with the Town of Truckee, and request that you do not accept this proposal with one single entrance and exit. We request you consider our suggestions and maintain communication with us considering the Canyon Springs at Truckee development We also request we be invited to any public meetings considering the Canyon Springs at Truckee development project.
