Received By Attn.: Denyelle Nishimori, Associate Planner Pienninp nivision Truckee, kee, CA 96161 ort Road MAY Glenshire, May 14th, 2011 Dear Ms. Nishimori, RE:: EIR Scooing concerns about the imoact of the proposed Canyon Springs Develooment As a resident of Glenshire I would like to voice my concerns in regards to the proposed development of Canyon Springs. First of all, I am very, very concerned about the environmental impact on our beautiful area. How will it affect the pond? How will it affect the wildlife in our area? What about wildlife corridors? The schools are already over - populated — I see that every day working as a substitute teacher in the Tahoe Truckee Unified School District. How will the schools be able to cope with the additional students? The Glenshire Elementary School is already bursting with over - filled classrooms. How will the extra traffic affect our neighborhood? The roads are already in poor shape, and it is life- threatening to try to bike to Truckee. What about the air quality with the increased CO emissions the additional traffic will create? There are already lots of houses for sale in the Glenshire/Devonshire neighborhood, as well as surrounding empty lots in Elkhorn, Sierra Bluffs and Old Greenwood, and they have been for sale for the several years I have lived here. How will the additional development affect our property values? Property values have gone down over the last 3 years, because there is a surplus of houses, so why build even more houses in an economy that shows no signs of improving over the next few years? How will it be guaranteed that this won't be anotherghost development, with roads to nowhere adversely impacting our view shed which drives down our home values and emotional wellbeing? Although I've been informed there is no policy requirement for an economic impact study to be performed for proposed development projects, I believe this project is significant enough to warrant such a study and hereby am asking if an economic impact study will be performed to protect the existing residents and guarantee the infrastructure won't be sitting empty for years or decades to come? With the roads as they are, how would we be able to evacuate in a timely fashion in case of fire, or other emergencies, if we built even more homes? What about resources such as water, sewers, electricity? Howwill additional installations affect our environment? When I bought my house I was told that Truckee strived to become the "greenest' city in California. How does Canyon Springs fit into this picture? Before building any additional houses I think we would do much better building bike paths so that it becomes possible to bike to Truckee without risking one's life, and the houses and lots that exist should be sold, before we even consider any new projects. I sincerely hope you and the Truckee Community Development Department will realize that Canyon Springs is not what the population of Truckee wants or needs. I'd like to know how the existing homeowners and residents are being adequately included in the decision making process for the approval or disapproval of this development.
