I encourage the Town Council and Planning Commission to adopt Alternative A: No Project – as outlined in the Draft EIR. Although the Town has zoned the property for residential development the following should be weighed heavily. • It is not an easily accessible but isolated piece of land • It does not provide for infill but instead significantly reduces Open Space in direct opposition to the General Plan • It adds nothing to the character of the Town as called for in the General Plan • It provides little or no benefit to the community Further, very significant impacts including habitat destruction, increased carbon footprint, noise and increased traffic on already challenged roadways come with approval. Benefits are few – the proposed trail system connects to nowhere and pocket parks are not a compelling argument. This property has set idle for 20+ years while discussion of potential development surrounded it. It was a poor plan then and it is a poor plan now. The need for development of this property does not exist. The Truckee community is saturated with unsold lots, half developed neighborhoods and empty promises.
