The QIP and CIP are both located on parcel 19-420-71 in the Town of Truckee, CA. This parcel
is owned by Truckee Development Associates, LLC. The QIP, is a discrete, distinct development
area and project within Phase I of the Truckee Railyard Master Plan development area. The ZIP
constitutes the mixed use housing portion of railyard Phase 1, located on Phase I Block DE3 as
detailed in the Master Plan. The Truckee Railyard is viewed, planned, environmentally reviewed,
and approved as one plan area as outlined in the Truckee Railyard Master Plan. All supporting
documentation throughout this application, from land ownership to approvals, demonstrates that
the Railyard is a discrete development with one owner, Truckee Development Associates, and
one financing structure. All of the housing components have been planned and jointly considered
for local land use approval.
