Olympic Heights is comprised mainly of primary homeowners or renters, thus there are a reliable number of trips to and from the subdivision. Given the focus and significant impact of the proposed Canyon Springs development on the Donner Pass Road /Glenshire Drive intersection, one can deduce that it will be all that more dangerous attempting to turn in and out of Olympic Heights due to the increased traffic from the Canyon Springs development. The traffic and safety review of the intersections at Olympic Boulevard /Glenshire Drive and Highland Avenue /Glenshire Drive appears to be an omission that needs to be addressed. Box 9047 Truckee CA 96162 775 - 742 -0409 March 4, 2013 �ftn,F �8y JyqR 0,5 Denyelle Nishimori Senior Planner Truckee Community Development Department 10183 Truckee Airport Road Truckee CA 96161 Re: DEIR Comments for the Proposed Canyon Springs Development Dear_Denyelle, The following are issues /concems regarding the DEIR for the Canyon Springs project: 1) The DEIR does not address the intersection traffic flow and most importantly the safety aspect at the intersections of Olympic Boulevard/Glenshire Drive and Highland Avenue /Glenshire Drive (in and out of Olympic Heights) as a result of the significant increase in traffic from the proposed Canyon Springs development. 2) While traffic in and out of Olympic Heights may not increase, the additional traffic generated from the proposed Canyon Springs project will significantly impact the Olympic Heights residents/visitors coming to and from the subdivision. Don't wait for a fatal accident to occur to determine that a "mitigation measure" should have been implemented. 3) The costs of the traffic and safety studies regarding -these intersections, and any corresponding mitigation expenses, should be bome upon the Canyon Springs w developer, and not the taxpayer (or via the Town) and be completed prior to project work commencing. With the increased traffic from the proposed Canyon Springs development, what precautions will be taken to enable us to safely enter /exit our subdivision with ease? Thank you.
