FLANNERY The following ordinance changes and additions are recommended by the Gulf Stream Planning Board in an effort to minimize the requesting and granting of variances, and still provide for the future growth of Gulf Stream while maintaining the beauty of the Town: A. For existinc lots of 10,000 to 20,000 sq. ft. 1. Percentage of lot coverage: a- 25% maximum for a 2 story house b• 30% maximum for a 1 story house C. 40% minimum landscape area (permeable soil) NOTE: The percentage of lot coverage will be calculated as follows: 100% of air conditioned space 25% of the garage 25% of the covered patios 2- Setbacks shall be as follows: a. Front yard setbacks (1) 30' for a 2 story house (2) 25' for a 1 story house b. Side yard setbacks (1) 15' for a 2 story house (2) 12.5' for a 1 story house C. Rear setback (1) 15' for a 2 story house (2) 15' for a 1 story house *There must be a clear definition of a 2 story house (i.e. any house with a full or partial second floor) Interoffice Correspondence Continued January 26, 1990 TO: Town Commission FROM: planning Board page -2- B. Intracoastal property under water will not be counted as part of the lot. C. Ocean front homes - the mean high tide will mark property which is able to built upon. D. Continuity of seawall is essential to our community. It is suggested that seawalls be constructed with the top of same being at a measurement computed from mean highest tide plus one (1) foot. E. Change the 78' centerline to either /or. These recommended changes are guidelines. Anyone who objects or feels they are not realistic, please feel free to discuss them at the Special Workshop Meeting on Friday, February 2, 1990.
