My father recently passed away and my mom is on a fixed income. We recently started to rent her place only to close friends and family,to help with HOA and property tax expenses. The rental income helps but does not cover her expenses. We can be reached by phone,facetime,text, email,ZOOM, etc for any issues. And are available 24/7. It would be cost-prohibitive for us to hire a property manager. We do not want to sell the cabin. Please reconsider requiring a local contact within 60 minutes, or only require it for those using agenacies,Airbnb,etc. Do not require it for homeowners who rent it themselves. We live in the Bay Area and can be there virtually immediately and in person within 3.5 hours.
