As an owner of a short term rental in the Tahoe Donner area,we have only had one instance of rude renters in 30 years.We abated
the problem as soon as we became aware of it. We use a reputable local company to manage our rental.We are now going to be
regulated and penalized and charged a fee for oversite for other irresponsible homeowners.Why not go after the few that break the
rules, not ruin the rental potential of properties that are properly managed.Some of your provisions are silly.A homeowner could
have a party or wedding or reception in their home, but a rental property could not?Tahoe Donnor has a large percentage of its
houses that are rental properties as it could not thrive as a local residential area.This amount of government regulation will drive
property values down for rental properties.Why would you limit to more than 1 night stay?Now a family could not come up and
enjoy our house for a ski weekend?That does not make sense and does not assist with issues you are identifying Please find a way
to deal with the properties who don't follow common sense.This creates so many rules and red tape that a rental property that has
functioned well for over 30 years is not viable.That means lost revenue to your economy as well.
