I also attached the updated land uses. A number of adjustments were made to the land uses based upon the input r eceived. The total number of dwelling units did not change very much, but there were some changes to commercial and office development that are worth noting: • Commercial potential in the Glenshire area was increased as there is commercial zoning on a vacant parcel. • Commercial development assumptions in the Railyard Master Plan area were reduced to correct the conversion of the movie theater land use to “commercial.” • Land use assumptions for the Old Corp Yard Site and the Arnold Property were updated. • Office development in the vacant parcels that are owned by the Tahoe-Truckee Sanitation Agency were significantly reduced (as T-TSA has indicated they have limited plans to develop). • Commercial development in the vacant parcel that is located by the Hampton Inn was added. 2 • Land use assumptions were updated based upon the most current proposal for the Joerger Rach Specific Plan (PC-3) project. A comparison of the revised existing and future build out commercial and office land uses is provided in the attached response to comments. It is estimated that there will be 1,841,000 square feet of commercial space in the Town of Truckee at build out, which represents an increase of 781,000 square feet (74% increase). In addition, it is estimated that there will be 886,000 square feet of office space in the Town of Truckee at build out, which represents an increase of 236,000 square feet (36% increase). The total number of dwelling units in Truckee is anticipated to increase from 12,692 to 19,284 between now and build out, representing an increase of 52%. We really appreciate all the comments we received and I think we have a solid set of future land uses on which to base the future model runs.
