& Review proposal
Dan, as we briefly discussed, a different or optional approach to your Request for Qualification is a Visitation & Review preformed by Don MacLaren and myself. A
Visitation & Review approach is less expensive, but still addresses all of your primary concerns in a “summary” format. Issues to be address and included in a written report within
ten days of visit are as follows:
Impact of the course to residents of McCall
Benefits to the business community by operating course
Golf Market & Demand – present condition, sources
of play, trends
Comparison of course to other facilities in the area
What percentage of the market does the course control
Projections of Rounds, Rates, Income / Expenses (7 yrs)
for future value
Review present operations, course, equipment, buildings, playability, and improvements
Review past financial performance of play rates, F&B, sales, and decrease expenses
Review
current management, key employees, and possible alternatives
Marketing thru advertising, website, promotions, outings
Consider other opportunities – renovation, sell, lease, and refinance
Don
MacLaren of Charlotte, NC, with over 20 years experience in day-to-day operations of over 40 courses, will assist in the operation and management review. Don and I are two active members
of GCBC, a new affiliation of Golf Course Business Consultants (see gcbcinc.com). This assignment will benefit McCall from the services of two professionals at no additional costs.
If this has interest to the City, then I would suggest we schedule a visit in early December
(say 10th–12th), so the Council can review our report prior to year-end and 2004 operations.
The cost of a Visitation & Review is $4,380 (50% start & 50% finish within 10 days), and this amount will be credit to a possible full Evaluation should we be asked to do such. Additionally,
we ask for travel expense for two – coach class, motel 2 nights, $25 day food, rental car from Boise to McCall. I will give costs of travel prior to any agreement. I am available should
