Morris, Esquire Cc: Riverpark Lofts LLC Date: September 28, 2016 Re: 45 Bacon/60 Howard Streets: Riverpark Lofts Plan Amendment This memo is intended to accompany the attached plans and application for amendment to the special permit and site plan review granted for the above-referenced property in November 2013 and reviewed by the Planning Board in May 2016. The mixed-use project, which consists of five individual buildings situated on top of a 121-space, below-grade, parking garage, is currently under construction. This amendment would create a 2- story link between Building #1 and Building #5 in a 37-foot wide space that currently separates the two buildings on the southerly side of the locus. Building #1 and Building #5 are currently connected at ground level by a common garage wall that has a five foot +/- exposure above grade. At this location the roof of the garage is exposed and has been designated as terrace space for community gathering with direct access from both buildings. There is a skylight shown on the control plan in the center of the terrace, which is devoid of plantings. All of the terrace space, though hard scape, had been treated as impervious and designed to drain into the adjacent landscape and lawn areas. The proposed connector would be used as a fitness center for the residents and occupy space that is 930 sq. ft. on the first floor level and 600 sq. ft. on the second level. With the addition of this enclosed first floor area, the lot coverage would increase from 40.7 % to 42 %, still below the maximum limitation of 50% and the impervious coverage would increase from 76.4% to 77.7%, still below limitation of 80%. The plan revisions also involve the widening of the 6’ walkway, 58’ in length as shown on the attached Sheet A1.2, to 18’-8” wide outdoor patio space as shown on Sheet A1.2r, for active use by the residents. As with the other hardscape, this area, which was previously lawn, is to be drained into the adjacent landscape and lawn areas. The amendment would require a change to the control documents for the following sheets: 1. Site & First Floor Plan (Sheet A.2) 2. Second Floor Plan (Sheet A1.3) 3. Third Floor Plan (Sheet A1.4) 4. Exterior Elevations (Sheet A2.1)
