SUMMARY STATEMENT: The lease for the Senior Citizen Center
between the City of McCall and McCall Senior Citizens Inc. expired on December 31, 2000. It is recommended that the lease agreement for the Senior Citizen Center be:
Renewed from January
1, 2001 through December 31, 2006, and
Amend the terms of the lease agreement to provide for the automatic renewal of five-year terms upon expiration of the agreement, and
Amend part
II(c) of the lease agreement to require that the lessee provide the following limits of personal injury and property damage insurance coverage with the City of McCall named as an additional
insured: $500,000 for each person, $500,000 for each occurrence, $500,000 for property damage and $500,000 for medical coverage
The lease agreement could still be terminated or renewed
by either party upon 90 days written notice. Attached are copies of the original lease, an executed lease extension agreement executed on November 2, 1995, a letter from the current
Chairman requesting a new extension, and a copy of the proposed lease extension agreement.
RECOMMENDED ACTION:
Approve the renewal of the McCall Senior Citizen Center lease
agreement with McCall Senior Citizens Inc. from January 1, 2004 through December 31, 2006, and
Amend the terms of the lease agreement to provide for the automatic renewal of five-year
terms upon expiration, and
Amend the terms of the lease agreement to require the Lessee to provide personal injury and property damage insurance with the Lessor as a named insured, with
the following limits of coverage: $500,000 for each person, $500,000 for each occurrence, $500,000 for property damage, and $500,000 for medical coverage.

SUMMARY STATEMENT:
The lease for the Senior Citizen Center
Center between the City of McCall and McCall Senior Citizens Inc. expired on December 31, 2000. Section III of the contract allows the Lessee to renew the agreement for additional terms
of five (5) years each.
It is recommended that the lease agreement for the Senior Citizen Center be renewed through December 31, 2009, and that the terms of the lease agreement be
amended to provide for the automatic renewal of five-year terms upon expiration. The lease agreement could still be terminated or renewed by either party upon 90 days written notice.
Attached are copies of the original lease, an executed lease extension agreement executed on November 2, 1995, a letter from the current Chairman requesting a new extension, and
a copy of the proposed lease extension agreement.
