Bid packages were given to four potential contractors last week, with instructions that responses are due by September 6th, at which time we will select one. These are SWC Builders, Meyers Construction, Duckworth Construction, and Krich Construction. Duckworth is based in Lake Worth, and primarily builds in the Town of Palm Beach. SWC (Steven Csutoros), and Meyers work primarily in Boca and Delray, while Krich is in Boca, and recently completed two waterfront homes in Ocean Ridge. All have come to our attention from people we know, who have attested to their competence. As of this writing, we still do not have a building permit. In spite of assurances to the contrary, the PB County permit people continue to advise me that our plans lack certain required detail, which I have been working diligently to obtain from the architect of record. I am in almost daily contact with the people at the County, which I must tell you, is not in my job description. We have closed our Seattle home a month early, and returned to Connecticut in order to be closer to the job, and I have been down to Florida almost weekly, in an effort to push this process more quickly. My wife and I continue to try and understand how we could have purchased a property last January, closed on it in March, agreed to build it in a document dated last January, and yet found ourselves without completed plans, permit applications, etc., as recently as early July. In the meantime, the lot behind us has progressed apparently, flawlessly, even though it was purchased after ours. As recently as last week, the County advised me they had never received the certificate of completion on the teardown, and the plans remained incomplete, with such things as the septic on one side of the house, and plumbing on the other. We have been, and continue to be, dealing immediately with these issues (the CC is now done), but the process has been frustrating, and my sunk costs in pre construction have risen to $60,000 as a result of, among other things, having to acquire a release of my plans. These matters are my individual issue, and in no way am I suggesting that any of this has been caused by the Town. I just wanted you to know how we are doing, and what steps I am taking to insure that we begin to build this place by October 1 st at the latest. When your plans were submitted, I did not notice that the window had been eliminated. Actually, the permit should have been denied. Windows are a critical architectural element and affect the neighbors. A long stretch of blank wall is considered to impact the neighbors adversely and is not allowed. Because I have signed the permit, you are not obligated to do anything. However, please consider adding a fake window with similar features as other windows, and adding heavy /mature landscaping on that side. If both options are not available, please do what you can. I have been away for the last few days, but my builder tells me there have been some esthetic concerns raised about the South wall of the house, and the fact it has no windows. The reason for this is that a good portion of that "wing" has a movie theater in it. Beyond the obvious need to keep that space darkened, there is also the issue of sound leakage. The area is specially soundproofed, so as not to have any leakage which could annoy neighbors, and this is a further, fail -safe way to insure that. You should be aware that we recently engaged the services of a well known landscape architect in PB County. His name is Donald Murikami, and he is associated with a number of high profile projects, many of which have been specially recognized. One of his principal tasks is to see to it that the area surrounding the house is properly landscaped, and I have asked him to be sure that particular wall is a focus of attention in this endeavor. Although it does not appear to be overly visible from the street, it will still be softened with plantings. His final plan will be ready shortly for you guys to see. Hopefully that will address any concerns. As you can imagine, this project continues to grow in scope (read cost), and I am diligently trying to address everybody's needs, which I believe we have demonstrated from the beginning.
