Tax liens which become delinquent are turned over to the Cole County Tax Collector's Office each year for inclusion

DECLARATION AND NOTICE OF DANGEROUS BUILDING
AND ORDER TO ABATE
According to the records of the Recorder of Deeds and the Assessor's Office of Cole County,
Missouri you are owner of the property located at 1601 W McCarty St, Jefferson City,
Missouri, hereinafter referred to as the "property'.
This notice is provided to you pursuant to Sections 8-80 through 8-94 of the Code of City of
Jefferson. All references to section number are from the Code of City of Jefferson.
Pursuant to Section 8-85b (Statement of Nuisance), you are hereby notified that the property
has upon it conditions which render the structure located on the property to be a Dangerous
Building as defined in Section 8-82 of the Jefferson City Code. Dangerous Buildings are
nuisances pursuant to section 8-83. The Dangerous Building located on the property is hereby
declared a nuisance.
The specific code sections of the City Code which have been violated are identified as follows:
1. 8-82.D Those structures "that have been damaged by fire, wind, or other causes so as to
become dangerous to life, safety, or the general health and welfare of the occupants or the
people of the City."
2. 8-82.K Those structures "that because of their condition are unsafe, unsanitary or
dangerous to the health, safety, or general welfare of the people of this City."
Pursuant to Section 8-85 you are hereby directed to commence corrective action of the
dangerous conditions immediately and, proceed continuously without unnecessary delay, within
30 Days of the date of this notice.
Individuals should contact the ADA Coordinator at (573) 634-6570 to request accommodations or
alternative formats as required under the Americans with Disabilities Act. Please allow three business days
to process the request.
Pursuant to Section 8-85b.3 (Corrective Action) you are hereby notified that the corrective
action necessary to abate the dangerous conditions identified above are as follows:
1. Secure site to prevent access to areas with overhead fall hazards.
2. Obtain sealed drawings from a licensed professional, obtain all necessary permits
and using licensed contractors repair the failing structure per approved drawings.
Owner may also choose to obtain permits and demolish the structure to remove hazards.
3. Maintain site security prior to, during, and through completion of repairs and /or
demolition. Remove all trash, material and debris from exterior of property in a legal
manner.
Pursuant to Section 8-86, if you fail to commence or proceed without delay with the
corrective actions, the City may call a Dangerous Building Hearing on the matter. The notice
of hearing shall be directed to the owner, occupant, mortgagee, lessee, agent, and all other
persons having an interest in said building as shown by the land records of the recorder of
deeds of the county wherein the land is located, to appear before the Hearing Officer on the
date specified to determine whether the building or structure reported to be a dangerous
building should be vacated, repaired, or demolished in accordance with the statement of
particulars set forth in this notice.
Pursuant to Section 8-87 you are hereby notified that if dangerous conditions identified in in
this notice are not corrected as directed the City may proceed against you for some or all of any
violation which is not addressed within the prescribed times.
You may contact, Matt Kreyling, Building Official or Dave Helmick, Dangerous Building
Inspector, at 573-634-6410 to set up a meeting to discuss this notice of violation and the time
table for corrective action.

This notice is an official notification that Section 8-95 of the Code of the City of Jefferson
requires the insurer to withhold 25% of the covered claim for payment to the City of
Jefferson when damage or loss to a building or structure exceeds 50% of the value of the
insurance policy. This payment will be held by the City until such time as the damaged
property has been repaired or demolished. If the City has not initiated administrative
proceedings or emergency measures within 180 days of receiving the insurance
proceeds, the moneys will be released.

Abatement Scope of work.
Section 21-2A. Weeds
As used in this Article, the term "weeds" means:
A. All vegetation, other than commonly known and recognized trees, decorative shrubs and ornamental
grasses, which has attained a height of 12 inches or more and which meets any one of the following tests:
1. Vegetation which may exhale unpleasant or noxious odors.
2. Vegetation which does or could conceal deposits of trash or other material or which does or could afford
food or harborage for rats, mice or snakes.
3. Vegetation which is commonly known and recognized as weeds and grasses.
4. Vegetation which causes a safety hazard by obstructing the line of sight of a motor vehicle driver,
bicyclist or pedestrian at a street intersection.
5. Vegetation which could interfere with the passage of motor vehicles, bicycles or pedestrians on any
public right-of-way.
B. Poison ivy, poison oak and poison sumac, at any height or stage of maturity.
Cut and remove all such weeds, grass, poisonous or harmful vegetation as may be necessary to comply
with the provisions of subsection (a). Dispose of weeds and brush in a legal manner.
Section 8-156 Securing of structure
B. Plywood boarding shall be placed over all points of entry on an Abandoned Structure such that all
exterior openings suitable for animal or human entry are secured as follows:
1. On all first story and ground assessable points of entry, such shall be secured by use of exterior grade
plywood of at least one-half inch thickness, cut to the size of the opening and secured by the use of
Phillips headed no less than two-inch long screws; and painted to match as closely as possible to the
color of the structure.
2. On entry points being secured above the first story or were not accessible from ground level, such
shall be secured by use of exterior grade plywood of at least one-half inch thickness, cut to the size of
the opening and secured by the use of no less than 16 penny common nails and painted to match as
close as possible to the color of structure.
Sec. 21-70. Display of certain items prohibited.
Appliances, bedding, bottles, boxes, broken glass, cans, cardboard (bundled or unbundled), cartons,
furniture manufactured for indoor use only, jars, machine parts, motor vehicle parts, newspapers,
magazines, periodicals, catalogs, books, pallets, paper (bundled or unbundled), plumbing fixtures, rags,
non-attached carpet, scrap metal, tire rims, tires, or lumber and building supply materials that are not
neatly stacked, provided however, that neatly stacked lumber and building supply materials may be
allowed to be stored.
Sec. 21-2 (B). Accumulation of rubbish, trash, refuse, junk, and other abandoned materials, metals,
lumber or other things.
All items of no perceived value are to be removed and disposed of in a legal manner. All items of
perceived value are to be placed inside structure prior to securing. If property is not being secured,
items of value are to be stacked neatly behind structure so they are not visible from any public area.
