Job Number: Total Page Including Cover: I am hoping to receive the revised drainage (retention) plan today, being prepared by DCES Engineering, Boca Raton, Florida (signed and sealed). As you know, the primary intent of the revised grading plan is to save the existing trees in the reau.yard specifw lly, the Hong Kong Orchid, and the Sea Grape Tree. These trees are very important for the character of the back yard, to provide an established landscape character, as well as to provide landscape screening. The previously approved plans failed to consider the existing trees, and if we had proceeded with the grading, as approved, we would have lost the trees. At the same time, we have removed the unsightly Ficus hedge, on the north and south side. The Ficus hedge on the south side extensively was on Bill Wietsma's property. PoF6ms of the hedge- eneroached on the Stevens property. In order for us to install the pool security fence, and to ensure that we have the proper area to execute the site retention basin, it became necessary to remove the entire Ficus hedge. Bill Wietsrna-had also hoped that the Stevens would do so... since it alleviates the problem and cost for him. 0001 03/05/04 FRI 06:59 FAX 1 561 417 9321 MURAKAMI L A INC 0002 On the north side, the neigbour extensively pruned, and therefore hat - racked the Ficus hedge, thinking that the hedge was on his property. It was pruned so severely, that it would never be a viable, and attractive hedge. So once again, we have totally removed the Ficus hedge. We have also stump - ground all roots.-. We will be re- planting a contiguous Ficus hedge, to replace what was existing. In spite of the-difficulties, the pro- active efforts of the Stevens regarding the removal of the Ficus hedge will greatly enhance the look of all three properties involved, and the new Ficus hedge will be much more attractive, and manicured to be consistent with the overall look of Gulf Stream. This afternoon, I would -like to hand deliver the revised, and "official" Grading/Retention Plan to- you, for review and approval. I would like to initiate grading of the site on Monday, so that we can proceed to finalize the irrigation, site lighting, landscape and pavement as soon as possible. We are hoping not only to- clean Up the'sits; sa that it is- more-presentable, but obviously, to FINISH the project. Therefore, I will call later this moming, to see if you are available to meet with me. Thank you and best-regards. cc. It appears as though the Weitsma property does not have a site retention plan. There is no obvious evidence of retention areas (depressed zones), nor an exfiltration inlet system. 2. On your south property line, the Wietsma property has filled up to 9 -12" of soil and mulch, against the chain link fence. As a result, the north side yard of the Weitsma residence generally slopes towards your lot. 3. The back yard of the Wietsma property drains to the west and northwest. It is "illegal" to drain onto the adjacent property. It is not correct to fill and raise the elevation of the property, against, or at your chain link fence. With torrential storms, it is very probable that storm water will drain towards your property 4. The Wietsma front yard has no on -site retention design. Everything flows towards the street. On our property, we were obligated to contain storm water in the front yard within your lot. Essentially, Wiestma has ignored retention requirements. I suggest that you talk to the Town, and voice your concerns. . That is greatly appreciated. As your project draws to a close, I just wanted to mention two small items that need to be included in your post construction adjustment of things which have been affected during the build out. In our case, one sprinkler head, near the road, and close to the property line, was damaged, and needs replacement. I believe it is marked with a little flag. The other item is a section of fence, within the chain link structure dividing the two homes. Some workmen appear to have set some heavy material against it, and this has produced a "bowed" effect, visually. It simply needs straightening. A few weeks ago, noticing that the grade on your property was visibly higher than our lot, I had contacted the Town, to inquire as to the drainage requirements, and they assured me that this is addressed by code I did not bother you directly, since that information satisfied my concerns.
