SUMMARY STATEMENT:
The McCall Improvement Committee performed a survey of the South Corridor area in early 2005
and documented that slum and blight conditions exist in the area according to the definitions
contained in IDAPA 09, Title 02, Chapter 01, Section 020.01 and 020.02. On May 26, 2005 the
City Council adopted Resolution 05-08 declaring the Southern Corridor as a redevelopment area.
On August 9, 2005 the City Manager signed a task order with the City Engineer to update the
urban renewal plan for the Railroad Avenue District and to perform a conceptual analysis of two
potential districts, including a potential district for the South Corridor. This conceptual analysis,
which included a "design dialogue" process attended by over 125 citizens, was completed in
October 2005.
The City Engineer has prepared a task order (attached) to determine a final boundary for a
proposed district and a current schedule of tax increment capability. With this information City
Council will be able to make an informed decision regarding the desirability of initiating the public
process to create a new urban renewal district.
RECOMMENDED ACTION:
Authorize use of $7,008.00 of Council Contingency funds for technical analysis of a
possible South Corridor Urban Renewal District.
