We propose to lease the Golf cart storage site for a period of twenty years, with the lease rate of 6% of the gross revenue. This proposal would provide three types of storage as demand required. Our preliminary layout could eventually provide a total of 131 cart storages broke down as follows: Private and secure units 37 Common area indoor units 66 Outside covered storage 28 Our proposal would be to build the outside covered storage first to replace similar storage at the old club house. We anticipate that these units would rent for $300 per year. Additional private and secure units would be added upon demand. We could build these units in groups of ten, so when a waiting list of ten renters was accumulated another ten units would be built. We anticipate that rent for these units would be $600 per year. The common indoor storage units also could be built on bases of demand. However, due to the nature of construction we would have to build approximately 20 units at a time to make the units cost effective. We anticipate the rent for these units to be $480 per year. Questions that we have concerning the project include: 1. What ability would we have to sale our interest in the project at some future time? 2. Does the city plan to buy the improvements at fair market value at the expiration of the lease? 3. Would snow removal be required during the winter months? 5. We would propose pea gravel base for driveways inside the compound as a cost savings over pavement in order to keep rental prices as low as possible. Is this something that will be allowed? 6. In the event financing needs to be arranged for the project is the city willing to write the lease to a lenders satisfaction? 7. Who is responsible for paying the taxes on the property? We anticipate construction of outside covered storage units to commence within 60 days after the execution of the lease. Completion of these units should take approximately 45 days.
