AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING,
AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF
THE CITY OF JEFFERSON, BY REZONING LAND LOCATED IN THE 1200
BLOCK OF WEST STADIUM BOULEVARD FROM C -O OFFICE COMMERCIAL
AND C-2 GENERAL COMMERCIAL TO C-2 GENERAL COMMERCIAL AND
RA -2 HIGH DENSITY RESIDENTIAL AND ACCEPTING AND APPROVING THE
FINAL SUBDIVISION PLAT OF RIDGECREST SUBDIVISION SECTION
THREE, A SUBDIVISION OF THE CITY OF JEFFERSON MISSOURI.
WHEREAS,

WHEREAS,
it appears that the procedures set forth in the zoning code relating to
zoning have in all matters been complied with; and
the zoning ordinance requires consistency between the comprehensive
plan and the zoning map. The proposed zoning change would comply
with the Comprehensive Plan Future Land Use Plan Map; and
Twehous Excavating Company Inc., owner of the real estate hereinafter
described, having submitted to the City Council a plat of said real estate,
being located in Jefferson City, Cole County, Missouri, and described as:
Part of the East Half of the Northwest Quarter of Section 14, Township 44
North, Range 12 West, in the City of Jefferson, Cole County, Missouri,
more particularly described as follows: BEGINNING at the most easterly
corner of Lot 93 of Ridgecrest Subdivision Section Two, as per plat of
record in Plat Book 12, Page 913, Cole County Recorder's Office, being a
point on the southwesterly right-of-way line of West Stadium Boulevard;
thence along the southwesterly right-of-way line of West Stadium
Boulevard the following courses: southeasterly, on a curve to the left
having a radius of 1115.31 feet, an arc distance of 84.87 feet
(Ch=S49°41'07"E, 84.85 feet); thence southeasterly, on a curve to the
right having a radius of 1569.08 feet, an arc distance of 289.91 feet
(Ch=S46°34'20"E, 289.50 feet); thence S41°16'45"E, 207.45 feet; thence
southeasterly, on a curve to the left having a radius of 2342.00 feet, an
arc distance of 472.14 feet (Ch=S47°03'16"E, 471.34 feet) to the most
northerly corner of a tract of land as described in Book 712, page 067,
Cole County Recorder's Office; thence leaving the southwesterly right-of-
way line of West Stadium Boulevard, S37°10'12"W, along the
northwesterly line of said tract described in Book 712, page 067, 181.00
feet to the most westerly corner thereof; thence N22°28'57"W, 68.83 feet;
thence N53°44'31 "W, 106.67 feet; thence N81 °29'21 "W, 86.01 feet;
thence N44°55'35"W, 110.33 feet to a point on the southwesterly line of
the second described tract in Book 552, page 324, Cole County
Recorder's Office; thence N37°59'50"W, along said second described
tract, 372.24 feet to the northwesterly corner thereof; thence
N45°32'21 "W, 356.94 feet to a corner on the boundary of said Lot 93 of
Ridgecrest Subdivision Section Two; thence N44°21'46"E, along the
southeasterly line of said Lot 93, 159.84 feet to the POINT OF
BEGINNING. Containing in all 4.30 acres; and
WHEREAS, it appears that said plat has been fully and properly signed and accepted
by the owner of said subdivision, known and referred to as the Final
Subdivision Plat of Ridgecrest Subdivision, Section Three. That all taxes
have been paid, that in all respects the requirements of Chapter 445,
RSMo, entitled "Plats" have been fully complied with by the owner of said
subdivision, and that in all respects the requirements of the Planning and
Zoning Commission of the City of Jefferson, Missouri, relating to plats and
subdivisions have been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
Section 1. The following described real estate is rezoned from C-O Office
Commercial to C-2 General Commercial: Part of the East Half of the Northwest Quarter
of Section 14, Township 44 North, Range 12 West, in the City of Jefferson, Cole County,
Missouri, more particularly described as follows: From the most easterly corner of Lot 93
of Ridgecrest Subdivision Section Two, as per plat of record in Plat Book 12, Page 913,
Cole County Recorder's Office, being a point on the southwesterly right-of-way line of
West Stadium Boulevard; thence along the southwesterly right-of-way line of West
Stadium Boulevard the following courses: southeasterly, on a curve to the left having a
radius of 1115.31 feet, an arc distance of 84.87 feet (Ch=S49°41'07"E, 84.85 feet);
thence southeasterly, on a curve to the right having a radius of 1569.08 feet, an arc
distance of 289.91 feet (Ch=S46°34'20"E, 289.50 feet); thence S41°16'45"E, 207.45
feet; thence southeasterly, on a curve to the left having a radius of 2342.00 feet, an arc
distance of 306.73 feet (Ch=S45°01'52"E, 306.51 feet) to the POINT OF BEGINNING of
this description; thence southeasterly, on a curve to the left having a radius of 2342.00
feet, an arc distance of 165.42 feet (Ch=S50°48'23"E, 165.38 feet) to the most northerly
corner of a tract of land as described in Book 712, page 067, Cole County Recorder's
Office; thence leaving the southwesterly right-of-way line of West Stadium Boulevard,
S37°10'12"W, along the westerly line of said tract described in Book 712, page 067,
181.00 feet to the most westerly corner thereof; thence N22°28'57"W, 68.83 feet; thence
N53°44'31"W, 106.67 feet; thence N81°29'21"W, 11.34 feet; thence N41°01'29"E,
159.56 feet to the Point of Beginning. Containing 0.61 acres.
Section 2. The following described real estate is rezoned from C-O Office
Commercial and C-2 General Commercial to RA-1 High Density Residential: Part of the
East Half of the Northwest Quarter of Section 14, Township 44 North, Range 12 West, in
the City of Jefferson, Cole County, Missouri, more particularly described as follows:
From the most easterly corner of Lot 93 of Ridgecrest Subdivision Section Two, as per
plat of record in Plat Book 12, Page 913, Cole County Recorder's Office, being a point

Section 3. That the Final Subdivision Plat of Ridgecrest Subdivision Section
Three, lying, being and situated within the corporate limits of the City of Jefferson,
Missouri, as shown by the said plat attached hereto and made a part of this ordinance, is
hereby approved and accepted by the City Council of the City of Jefferson, Missouri.
Section 4. The Mayor and City Clerk are hereby authorized and directed to
endorse acceptance of said plat hereon and to certify the approval of said plat under the
seal of the City of Jefferson.
Section 5. This ordinance shall be in full force and effect from and after its
passage and approval.
