ORDINANCE NO. 2456-1970
AN ORDINANCE AUTHORIZING A "SPECIAL USE" IN M-2 GENERAL INDUSTRIAL
DISTRICTS OF ORDINANCE 2325-1968 COMMONLY KNOWN AS THE ZONING
ORDINANCE OF THE CITY OF RICHMOND, INDIANA, APPROVED JUNE 3, 1968.
BE IT ORDAINED by the Common Council of the City of Richmond,
Indiana, as follows:
SECTION 1. As provided in Article 35, Section 011 and Article
48 of Ordinance 2325 commonly known as the Zoning
Ordinance of the City of Richmond, Indiana, the
following described real estate is allowed as a
Special Use to -wit: Business/Professional Offices
to be located at 1810 Williamsburg Pike, Richmond,
Indiana.
Being a part of the Northwest Quarter of Section
Thirty (30), Township Fourteen (14) North, Range
One (1) West, in the City of Richmond, Indiana.

SECTION 2. As a condition of the aforesaid Special Use and
as an additional restriction on said use, the
following requirements shall hereafter and at all
times be met by the owner, leasee or any other
person, firm or corporation using such real estate.
1. The use of the proposed building shall be limited
only to general business and professional office
uses. The majority (51% or more) of the uses
shall be primarily related to serving industri=al uses
in the City of Richmond; and, the minority (49% or
less) of the uses shall be limited to business and
professional office uses in general. Under no
circumstances can these office spaces be used for
over-the-counter sales such as food services,
retail grocery outlets, tavern or liquor carry -out,
gas service station or any other use that would
fall into this general direct sales category.
2. The setbacks of the proposed use cannot be
changed from the plans submitted.
3. The signs to be erected on the property are
limited to those signs proposed in the plans.
SECTION 3. The Zoning Administrator of the City of Richmond
is hereby authorized and directed, upon enactment
and publication of this ordinance, to record and
approve the issuance of a permit for the estab-
lishment of the use herein allowed.
SECTION 4. This ordinance shall be in full force and effect
from and after its passage, approval by the Mayor
and publications as by law required.
