On the 19th day of February 2019, at a regular meeting of the Tiffin City Council, Tiffin, Iowa, Councilperson Schnedler introduced Ordinance No. 2019-447, and moved that it be given its second reading. The motion was seconded by Councilperson Ryan. Ayes: Schnedler, Ryan, Havens, Bartels, Upton Nays: None Five members of the Council being present and having voted "Aye", Mayor Steve Berner declared the motion carried, and Ordinance No. 2019-447, was read the second time and discussed and placed on record. Whereupon the Mayor declared that Ordinance No. 2019-447 be adopted and signified his approval of same by fixing his signature thereto. Ashley Platz, )i �Gl�r*k COMMERCIAL SPECIALIZED DISTRICT DOWNTOWN CENTER C-1 S .01 1 T N D §CB1PTJ0N0FQ!§TR1QT This district intends to facilitate opportunities for small-scale, pedestrian-oriented developments and the potential for mixed-use developments, including: retail, office, or second and third story residential, in a manner that reinforces the character of existing uses in areas situated around the block to include U.S. Highway#6, Grant Street, 2rd. Street, and Summerhays Street. This district intends to encourage wide sidewalks, street trees, ornamental lighting, street furniture, and public meeting places to help create a community atmosphere. The types of uses encouraged in this District include retail trade, commercial services, offices, cultural events, recreational options governmental buildings, and possible second and third story residential dwellings. The C-1 S District intends to accomplish these goals through the regulation of uses, lot and bulk standards, development design guidelines, and environment standards conducive to select areas of the City.
