SUMMARY STATEMENT:
The Louisa Avenue Condominium property is currently zoned R-8- Medium Density Residential. The zoning map
amendment request would rezone the parcel to the R-16- High Density Residential zone. The amendment is sought
to increase the .48 acre property’s development density from 8 units to 16 units per acre to allow a 7 unit
condominium development.
On June 4, 2007 the McCall Planning and Zoning Commission held a regularly scheduled and noticed public hearing
for purpose of evaluating the three (3) land use applications. The Commission found that these land use applications
met the requirements of McCall City Code Title 3 and Title 9. After considering all public testimony, the
Commission recommended to the McCall City Council, approval of the zone map amendment, preliminary plat
subdivision and preliminary plan. The Commission recommended approval of these three land use applications
subject to certain conditions and a development agreement. This land use item was scheduled for the July 26, 2007
City Council meeting, but was continued to August 9, August 23, 2007, September 13, 2007 and then to September
27, 2007.
The complete land use file is available for public review during normal working hours in the Community
Development Department located at the McCall City Hall, 216 East Park Street, McCall, Idaho 83638.
RECOMMENDED ACTION:
Adopt the Findings & Conclusions for the Zone Map Amendment ZON-07-42; Preliminary Plat SUB-07-07 and
Preliminary Plan PUD-07-4 and Ordinance #843.
Approve the related Development Agreement and authorize the Mayor to sign.
