The zoning map amendment would rezone the parcel to the R-4- Low Density zone. The amendment would increase the 18 acre property’s development density for purpose of constructing a 43 dwelling unit subdivision and planned unit development. On May 1, 2007 the McCall Planning and Zoning Commission held a regularly scheduled and noticed public hearing for purpose of evaluating the three (3) land use applications associated with this development request. The Commission found that these land use applications met the requirements of McCall City Code Title 3 and Title 9. The Commission recommended approval of the land use applications subject to certain conditions. This land use item was scheduled for the July 26, 2007 McCall City Council meeting, but was continued to August 9, August 23, September 13, and then September 27. The complete land use file is available for public review during normal working hours in the Community Development Department located at the McCall City Hall, 216 East Park Street, McCall, Idaho 83638. RECOMMENDED ACTION: Adopt the Findings & Conclusions for the Zone Map Amendment ZON-07-02; Preliminary Plat SUB- 07-03 and Preliminary Plan PUD-07-03 4 and Ordinance #844. Approve the related Development Agreement and authorize the Mayor to sign.
