This is to confirm that at the meeting held by the Town Commission on June 7, 2002,
your Level 3 Architectural/Site Plan Review application to permit the addition of a
library, breakfast room, covered entry and bay window; extension of rear eave; addition
to existing pool house, a net total increase of 362 sq. ft.; installation of a boatlift, front
privacy hedge with piers and entry gates, new roof, windows & other features to change
the architectural style to Mediterranean at the above address was considered.
Your requests were approved with following conditions:
1. PBC Health Department approval of the septic system shall be required prior to
issuance of a building permit.
2. The entry gates and piers shall not exceed 6 feet in height.
The entry gates and piers shall be a minimum 7.5' from road pavement.
A Gulf Stream driveway permit and removal agreement shall be provided prior to
issuance of a building permit.
If a building permit, including the aforementioned improvements, is not applied for by
Jime 7, 2003, these approvals will expire.

Recommendation:
Motion to recommend approval of Level III Architectural/ Site Plan based on a finding that
the proposed 362 S.F. addition of a library, breakfast room, covered entry and bay window;
extension of rear eave; addition to existing pool house, construction of a privacy hedge with
piers and entry gates, and installation of a boatlift and changes to architectural style meet the
minimum intent of the Design Manual and applicable review standards, with the following
conditions:

NOTICE IS HEREBY GIVEN that the Architectural Review and Planning Board
of the Town of Gulf Stream will hold a Public Hearing on May 23, 2002 at
8:30 A.M., and the Town Commission will hold a Public Hearing on June 7,
2002 at 9:00 A.M., both in the Commission Chambers of the Town Hall, 100 Sea
Road, Gulf Stream, Florida, at which the following will be considered:
An application submitted by Gregory Miklos, as agent for Randall and
Bonnie Gibson, owners of the property located at 19 Hidden Harbour,
Gulf Stream, Florida, which is legally described as Lot 6, Hidden
Harbour Subdivision for the following:
LEVEL III ARCHITECTURAL SITE PLAN REVIEW to permit the
following:
1. Addition of a library, breakfast room, covered entry and
bay window; extension of rear eave; addition to existing
pool house, a net total increase of 362 square feet.
2. New roof, windows & other features to change the
Architectural style to Mediterranean.
3. Installation of a boatlift.

The Architectural Review and Planning Board shall make a recommendation to
