SUMMARY STATEMENT:

The McCall Planning and Zoning Commission conducted a legally advertised public meeting on March 20 2007 for
purpose of reviewing a land use application submitted for the installation of a new signage face on an existing sign
structure located at the Western Mountain Lodge on Third Street in the City of McCall owned and operated by Mr.
Robert Hunt.
After considering all testimony, the Commission made a motion to approve the sign subject to certain conditions with
a proviso that the sign would be brought into compliance with the City’s signage standards if improvements were
made to the Western Mountain Lodge and/or by the end of 2009, which ever action should occur first.
Subsequent and timely, Mr. Milliner, a citizen of McCall, appealed the Commission’s decision contending that they
acted outside their authority and the public’s interest when they approved Mr. Hunt’s sign. According to staff report,
the sign does not meet the McCall Design Guidelines and staff requested further information was necessary to
determine if the sign exceeds the dimensional requirements of the Commercial zone.
The city’s zoning appeal procedure is found in MCC 3.15.08. It advises that proceedings before the Council shall be
made on the record below. Accordingly, this agenda bill is supplemented with staff reports, the letter of appeal and a
transcription of the Planning and Zoning Commission meeting.
RECOMMENDED ACTION:
Grant or deny the appeal or the permit or delay such decision for not longer than sixty (60) days after
the hearing date for further study or hearing; provided, however, that the Council must render a decision
no later than sixty (60) days from the date of the hearing.
