SUMMARY STATEMENT:
The Crystal Beach Condominium property is currently zoned a combination medium density residential (R-
8) and community commercial (CC). The community commercial portion of the property has been used for
a commercial purpose that is intended to be replaced with condominium parking. The zoning map
amendment request would rezone the community commercial parcel to the R-8 zone designation and
consistent with condominium parking use. The proposed zoning map amendment is consistent with the
Comprehensive Plan and therefore does not require change to the Comprehensive Plan future land use map.
The item was heard by the McCall City Council on July 12, 2007 and the discussion centered on the City
contributing to the cost to underground the Condominium association's utility services by way of franchise
revenues available for that purpose. The City Council decided to continue the public hearing to July 26,
2007 to afford the applicant and the City the opportunity to construct a development agreement that could
be brought back in final form for possible adoption.
