PLANNING BOARD MEETING September 1, 1982 PRESENT: WILLIAM MAYER KENNETH RUBSAMEN ABSENT: CHARLES EATON CHARLES WANIO THOMAS BOUCHER Also Attending: Mr. Mark Sessa Planning & Building Department, Mr. Harry Teel, Mr. Clay Blanton, Mr. Steve Lyons attorney, Barbara Gwynn Town Clerk, Nancy Adams Assistant Town Clerk. The meeting was called to order by Chairman Mayer at 9:00 a.m. The Shore Road drainage system was reviewed and discussed with Mr. Teel and it was agreed by the Board members that the pump should be a 3 horse power pump as specified. Mr. Blanton of Russell & Axon said he had re- viewed the plans and would like to request that Mr. Teel instruct his engineer of record, John A. Grant Inc., to make periodic inspections while the work is in progress to be sure the plans are carried out in accordance with the current plans. Mr. Mayer suggested that Mr. Teel's engineer report to Mr. Blanton to see that everything is being done properly and then report back to the Planning Board. Mr. Teel agreed to this suggestion. Mr. Rubsamen said one of the main concerns of the Board was the drain- age of this property and what actually occurred was that the drainage system that was approved was not installed as specified and nothing was submitted to the Town informing them of what had been done. He said if the work is done according to what has now been submitted, Mr. Teel could then get his Certificate of Occupancy directly from the County. Mr. Teel agreed. Mr. Robert Dittiman's request for a Variance on the requirements on his side yard set back be reduced from 15' or 15% whichever is greater to not less than 12' and the rear yard set backs be reduced from 15' or 15% whichever is greater to not less than 12' was accepted by the Board and will be presented to the Commission Meeting September 10,1982. The Variance request from Mr. & Mrs. Urbanek to place a 12' fence around a proposed tennis court was accepted by the Board and will be brought to the Commission Meeting September 1, 1982. The Planning Board reviewed plans from the Gulf Stream Bath & Tennis Club for a storage shelter and requested they return with proper site plans and set backs which were not present in these plans. Mr. Ted Roth presented plans for an addition to the Men's Locker Building at the Gulf Stream Bath & Tennis Club and the Board requested he ask for a Variance on the set back requirements. PLANNING BOARD 14EEPING September 1, 1982 Page 2 Mr. Ted Sorg's plans were reviewed by the Board along with Mr. Sessa and they are requiring a letter from the Civil Engineer certiS�ng that the outside drainage is in accordance with the Town Ordinance. The plans should be returned when this has been completed. There being no further business, the meeting was adjourned at 11:05 a.m. t I Nancy Afis, Assistant Town Clerk PLANNING BOARD MEETING SEPTEMBER 1, 1982 Comprehensive Zoning Ordinance Review PRESENT: WILLIAM MAYER KENNETH RUBSAMEN ABSENT: CHARLES WANIO CHARLES EATON THOMAS BOUCHER Also attending: Mr. Gene Caputo, Mr. Robert Dixson, Barbara Gwynn Town Clerk, Nancy Adams Assistant Town Clerk. The meeting was called to order by Chairman Mayer at 11:10 a.m. Mr. Dixson asked that it be recorded in the minutes that he is appearing as a private citizen and not as a member of the Commission. Board members and Mr. Caputo discussed and reviewed the Comprehensive Zoning Ordinance Proposed Draft beginning from page 1 and were unable to complete the review at this meeting. They have scheduled another meeting September 14, 1982 at 9:00 a.m. to complete the Study. Mr. Caputo will prepare the additions and corrections to the Draft. They are attached to the minutes.
