Chairman Mayer called the meeting to order at 9:00 a.m. Mr. & Mrs. McGeary appeared before the Board regarding their lot #16 on Golf View Drive asking for a letter from the Commission stating; "Since the lot doesn't conform with present setback requirements, in order to sell their property, they must have a letter that this lot was grand - fathered in at the time it was platted and it also will conform to the zoning requirements." They said they would request this at the October 8th Ccnrdssion meeting. Mr. Bill Nichols representing the Gulf Stream Bath & Tennis Club pre- sented plans for the construction of a storage shed on the property. Mr. Rubsamen recommended that the Variance request be granted along with the setback requirements as shown on the site plans submitted, but he said he would like to make it clear that this is for the Bath & Tennis because it is recreational and the need for such a storage is necessary. Letters had been submitted from neighbors and are made a part of the min- utes. The Board approved the plans which the Ccnmlission will review on October 8, 1982. Mr. Martin O'Boyle presented his plans for a new have on Lot #5 in Hidden Harbour Estates explaining he had moved the house forward and shortened the house up two feet to conform with the requirements on his plans. He said he approached the Subdivision Control Ccnudttee which must approve any construction and they requested he move his house back and that he redraw the site plans which he did. The Board reviewed and discussed the plan of 9/13 and the revision of 10/5 and reconmended it be approved and submitted to the CcnTnission. Mr. Roy Simon appeared before the Board representing his clients who had purchased lot #1, Driftwood Landing and questioned what was nec- essary to obtain permission to build as the property had setback pro- blems. The Board recommended that they would consider this a hard- ship case when the plans are brought before them.
