Barbara Gwynn, Assistant Town Clerk, Nancy Adams.
Mr. William Mayer called the meeting to order at 9:00 a.m.
Mr. Caputo presented the items discussed at the November 3, 1982 meeting in
writing which needed to be re- written and other sections of the over -all Code
of Ordinances outside of zoning. He also presented a Section of the Building
and Building Regulations which he asked Mr. Mark Sessa to look over.
There was a general discussion on the corrections on the Section VII Residen-
tial Single - Family District and Section X General Provisions. These correct-
ions are made a part of these minutes.
Mr. Mayer said he would attend the Commission Meeting on November 12, 1982 and
inform them that the Planning Board has completed its review and that the final:
proposal will be coming before the Commission and that a date should be set for
that Joint Meeting.
Mr. Caputo said he would have the proposal completed by November 20, 1982 for
the Commission to review and suggested that the Joint Meeting be held after
December 5, 1982.
There being no further business, the meeting was adjourned at 10:45 a.m.

Walls and Fences to be revised to read as follows:
Walls, Fences, and Hedges
1. On the front property line and on that portion of the side property
line from the front property line to the front building setback
line, a fence, wall, or hedge shall have a maximum height of three
feet (31) from the grade of the nearest edge of the street or alley
surface.
2. On the rear property line and on that portion of the side property
line from the rear property line to the front building setback
line, a fence or wall shall have a maximum height of six feet (61)
from the grade of the lot.
3. On the rear property line and on that portion of the side property
line from the rear property line to the front building setback
line, a hedge shall have a maximum height of six feet (61) from
the grade of the lot, except that a greater height of up to eight
feet (8') from the grade of the lot may be permitted without objection
from occupants of neighboring or affected properties.
4. On the common property line with a single - family or multiple - family
property (use), or either with a recreational property, a fence,
wall or hedge shall have a maximum height of seven feet (71) from
the average grade of the lots abutting the location line of the
proposed wall, fence or hedge. The term common property line shall,
include a single - family lot line separated from a multiple - family
or recreational property (use) by an alley or other narrow right -
of -way. This provision shall take precedence over ( and (3 above
where applicable.
5. Chain link fences:
�r All chain link fences constructed or erected on property located
in any residential zone of the Town shall be constructed and main-
/tained with the barbs along the top of said fences in a bent down
position.

CH. Residential Outdoor Recreation Facility Regulations.
3. Other (New Subsection to read as follows)
Any other residential recreational facilities shall not be
located on any property zoned for residential purposes with-
out the express approval of the Town Planning Board and
Town Commission.
K. Landscape Requirements. (New Subsection to read as follows)
Landscaping shall be provided in all zoning districts according
to the following regulations:

Landscaping of open land uses: Open land uses shall mean open
air parking lots, private or public. Any open land use area
which abuts any public street right -of -way or abuts or is
across an alley from any land used for residential use shall
be required to provide a planting strip inside the property
line. Such planting strip on the front property line shall
be not less than three (3) feet in width and shall be�,,,�pp,r--ovided
with a hedge of not less than one (1) or more than ;W;)3
feet feet in height to form a continuous screen between the open

land use and the public street right -of -way.

In the planting strip on land used for multiple- family resi-
dential which is abutting and /or immediately adjacent to single -
family residential there shall be erected a living hedge not

Said hedge must be planted within thirty (30) days after occu-
pancy or use of the property, must be planted not more than
three (3) feet apart, and must be maintained at a height of

Necessary access ways from public rights -of -way through all re-
quired landscaped areas shall be permitted to service the open

The Town of Gulf Stream has been notified by the Palm
Beach County Building Department that the Gulf Stream
School, New Monessori Building has been carpleted and
C final inspection has been reported and passed by the
Palm Beach County Inspector thereby giving the Town of
Gulf Stream authority to issue occupancy to the build-
ing according to the Ordinance #70 -2.
