Eaton Charles Wanio The meeting was called to order by William Mayer, Chairman of the Planning Board, at 9:10 A.M., and Roll Call was taken. Mrs. Kathryn K. Houbler appeared before the Board in regard to a request for replatting of two lots. She explained that in 1980 the Palm Beach County Commissioners had approved two separate building lots, but due to some misinformation, that it had been changed on the map. Also, that she had been taxed for more square footage of land than was re- surveyed in March, 1980. Also, Mr. Suiter had done the survey. There was considerable discussion and examination of the maps. Mr. Boucher obtained telephonic information from Mr. Suiter that as to the amount of footage, in 1980 one piece of property was right on the border line and the other was below the border line. A bulkhead could be built out into the Intracoastal, but it would require permits. Mrs. Houbler stated that she was concerned about the new Zoning Ordinance and whether the new proposals would affect the use of the land. There was much discussion regarding same. Mr. Houbler stated that he would like the record to show that Mr. Boucher is challenging Mr. Suiter's work. He stated that he has a current legal survey and that he has asked the Board for a decision. If Mr. Boucher has any complaint as to the expertise of the engineering firm, it has nothing to do with this case. Chairman Mayer stated that there was not a challenge by Mr. Boucher of Mr. Suiter -- that the Board just wants to make sure that there is enough land to build on, and that the recommendation would be that it be checked out to make sure. It was decided to contact the Town Attorney, then present it to the Palm Beach County Building and Zoning Department, and then to the Gulf Stream Town Commission, with the stipulation that before any building is done, the seawall is to be extended across the two lots. Plans for new home -- Mr. and Mrs. John H. McGeary, Jr., Gulf Stream Road. After examination of the plans and much discussion, it was reconmended that the full drainage plans be checked, and also check on the height after the land fill is put in. Residence renovation for Mr. and Mrs. T. Alec Rigby, by Mr. Wright. The Board studied the plans presented by Mr. Wright. He stated that a PLANNING BOARD MF DqG MARCH 2, 1983 PAGE 2 set of preliminary drawings had previously been presented. Mr. Rubsamen stated that a fence may be required by the pool. In answer to Mr. Rubsamen's question, Mr. Wright stated that these plans would supercede any previously submitted. The plans were reviewed, and Mr. Wright was informed that they will now be sent to the County Building Department, and when they are returned, the permit will be issued from the Town. Mrs. Houbler questioned the Board in regard to her property, as to the time frame in regard to the recommendation to the Commission. Mr. Rubsamen stated that it may be necessary, prior to the building permit being issued, that the seawall will have to be extended, and it will be the interpretation of the Building Department that will decide the matter. Would you please notify me, so as to verify the exact time and "date of these meetings, so that I may personally attend, r and be able to present any additional information, etc. if necessary.
