ALSO ATTENDING: Town Clerk Barbara Gwynn, Cynthia Harms.
The meeting was called to order at 9:04 A.M., and Roll Call was taken.
The Board reviewed the plans for the maintenance building at GULF STREAM
GOLF CLUB. Mr. Boucher stated that he has an interest in this matter,
since he is the Chairman of the Building Connittee of the Gulf Stream
Golf Club, and has consulted with the Town Clerk and others about the
submission of docLamnts. Chairman Mayer stated that he did not think
there was a conflict of interest. Mr. Boucher explained that the matter
to be considered is tearing down of the existing maintenance and storage
building and described the new building to be erected. Plans were approved.
MRS. JOHN H. McGEARY, JR. and architect appeared before the Board in
reference to building plans for hone an Gulf Stream Road, Lot 16, Govt.
Lots 1 and 2, Sec. 3. There was much discussion about the drainage, and
the architect explained regarding the swale and the great amount of
fill that will be needed. Mrs. LaPorte (next door neighbor) examined
the plans and there was discussion about the new wall to be built. Since
the architect explained that this was a preliminary drawing, Mr. Ruben
suggested that another sketch be submitted in regard to the elevation, as
this information is not shown on the present drawing. It was suggested that
the preliminary plans be taken to the County for their approval. The Town
will have to approve the plans, since the drainage is not shown, before
final approval can be given.
MR. and MRS. TOM BRANDT, Lot 9, Place Au Soleil, appeared before the Board
in regard to variance request for tennis court and fence. Town Clerk Gwynn
stated that letters have been sent to surrounding residents. The matter of
lights was discussed and it was stated that no lights were allowed at night.
The owners are familiar with the Code requirements. Mr. Rubsamen advised
that it will be necessary to re- submit corrected drawings in regard to
the fence. Dr. Dray (neighbor) stated that he has no objection to the
tennis court, but that he does not want it to become a public playground.
There was discussion about having it completely fenced in. Approval of
the tennis court was recanenended, subject to the submission of the final
plans showing the fence. The matter of having the tennis court completely
enclosed is left up to Mr. and Mrs. Brandt.

GULF STREAM SCHOOL. Plans for Computer Center were discussed. Chairman
Mayer stated that when the Montessori School was put in, a building was
to be removed, which has not been done. Mr. Frank Carpenter, representative
from the school, appeared before the Board and explained their plans.
Discussion followed regarding enlarging the library or adding a new
building. Mr. Richard Hanna, Architect, stated that he had discussion
regarding the auditorium being designed in two phases. It was recommended
that they submit a sketch and that the matter be taken up with the Commission,
giving them an outline as to what is to be dome.
PRE - APPLICATION
Variance request from MR. ROBERT DIT'IMAN, Lot 89, and MR. ROBERT H. WIEBEELT,
Lot 92, Place Au Soleil, re proposed deck and tennis court. There was
considerable explanation of the plans and discussion about lighting.
Mr. Brandt, representing Mr. Von Essen, appeared and presented plans.
The Board advised that the matter would have to be reviewed, and Mr.
i Rubsamen stated that he would like to have the Town Attorney's opinion.
�- Town Clerk Gwynn explained that it must be advertised before any action
can be taken, so that any property owners may give objections, if they
wish. Everything will have to be finalized and plans submitted before
any action can be taken.
MR. J. E. GALL - review plans regarding a variance for Lot 63, Place Au Soleil,
925 Emerald Row, for a garage to face the front of the property line.
The matter will have to be reviewed and the Town Clerk will contact him.
Review plans for repair of seawall and proposed dock - MR. CLAUDE W. R12UM,
532 Banyan Road, Plat of Polo Cove, Lot 7. Mr. Rubsamen questioned how far
out piling is below water. The matter will go to the County for approval.
MR. GO= RIPMA, re Sur Le Mar, appeared before the Board. He was advised
of new ruling of the Board that plans must have been previously submitted.
However, it was decided that he might appear. He stated that there has
been much interest in smaller units, and he is now submitting an alternate
plan. He stated that the density stipulates seven units, and this is what
he is now submitting in the event that they wish to go that way. He stated
that they have the required amount of parking. There was discussion
regarding fireplaces, ceiling height, and patio area. The matter of
setbacks was discussed, and Mr. Ripma stated that after discussion with
Town Attorney Randolph, he had advised that if Council wanted a statement,
he would verify that it was to the stem wall.

Mr. Boucher stated that at the time of acquisition of this property
there was considerable discussion about deed restrictions to four
families, and Mr. Ripma stated that was incorrect. Mr. Ripma stated
that he was not aware of that representation, since he was not at that
meeting. It was felt by the Board that this must be reviewed very
carefully. Mr. Rubsamen stated that before any approval could be given
on this matter, they would have to be informed of the Commission's
previous decision, and they would be limited by that decision. Mr. Ripma
stated that they would formally submit their request for the next session.
There being no further business to come before the Board, the meeting
was adjourned at 11:20 A.M.

PUBLIC NOTICE
RESIDENTS OF THE TOWN OF GULF STREAM
A petition has been received requesting the following Variance
Pursuant to S9 -3 Gulf Stream Code.
1. A variance from the prohibition against construction
of accessory structures on a lot or parcel not loca-
ted on the same lot or parcel as the main residence
building in order to construct a 40 feet by 25 feet
wood or concrete deck with fire pit in the central
area of the property in question, an open -sided
wood chickee /gazebo immediately to the west of said
deck having dimensions of not more than 12 feet by
15 feet and a height of not more than 12 feet, a
walkway connecting the aforesaid deck with the main
residence structure, and night security lighting on
the corners of the chickee /gazebo, all as shown on
the attached sketch.
2. A variance from any applicable platting or other
ordinances, precluding the construction of the afore-
said improvements.
Contiguous to Lot 89, Place Au Soleil, Plat
Book 27, Page 69, Public records of Palm Beach
County, Florida.
The Gulf Stream Planning Board will review the Variance Request
on June 1,1983 at 9:00 a.m. and the Gulf Stream Cofmnissioners
will conduct a Public Hearing at 9:00 a.m. June 10,1983 at the
Gulf Stream Town Hall, 246 Sea Road, Gulf Stream, Florida and
all interested persons will be given an opportunity to be heard.
