Upon the motion by Mr. Eaton and second by Mr. Stahl, the minutes were
unanimously approved as submitted.

A request by the Gulf Stream School for final site plan review on property
located at 3600 Gulfstream Rd.
Mr. Caputo presented the additional site plan information which had been requested
by the Board at its' preliminary review meeting. He indicated that all require-
ments had been met and recommended approval of the final site plan.
Following a brief discussion, upon a motion by Mr. Brandt and second by Mr.
Stahl, the Board unanimously approved the request for final site plan review.

A request by John Plummer for site plan review for construction of a new
single family residence on property described as Lot 16, Gulf Stream
Properties, and located at 2920 Gulf Stream Road.
5. B.O.A.#2 -84
A request by John Plummer for a variance to the minimum lot size requirement
from 20,000 sq.feet to 13,800 sq.feet and for a variance to the minimum building
size requirement from 3,000 sq.feet to 2500 sq.feet on property described as
Lot 16, Gulf Stream Properties, and located at 2920 Gulf Stream Road.
Due to the relationship of these items, both were considered as part of the same
discussion.

Mr. Robert Currie, Architect, represented the applicant and discussed several
design alterations which could be incorporated to resolve the serious surface
drainage problem which exists on this site.
Considerable discussion followed with respect to the possible need for an
additional variance request on the front setback, the proposed location of the
septic tank, elevations, landscaping, and general drainage problems.
Mr. Currie stated that he would meet with Mr. Butkus of Post, Buckley, Schuh,
and Jernigan to resolve the drainage problem and come back next month for site
plan review and the proper variance requests.
Mr. Caputo stated that any arrangements made with Mr. Butkus regarding the
drainage of this property would not be part of any contracts between the Town
and Mr. Butkus. Any costs incurred with respect to this project would be paid
by the applicant or property owner, not the Town.
6. P.S. #84 -12
A request by W. Scott Tiernan for preliminary site plan review for an addition
to a single family residence on property described as the replat of lots 45,
45A, 46 and 46A, Gulf Stream Properties #2, and located at 3345 Oleander Way.
Mrs. Tiernan was present and indicated that today's review was for conceptual
approval only and that if given, they would return for formal approval at a later

No action was taken, however, the Board indicated that they would favorably
consider the request if all setbacks and other ordinance requirements were met.

A request by George Patterson to amend an approved site plan for an addition
to an existing residence on property described as lots 29 and 30, Gulf Stream
Properties and located at 3268 No. Ocean Blvd.
Following a brief presentation by Mr. Pattersons' architect and upon a motion
by Mr. Brandt and second by Mr. Stahl, the Board unanimously approved the
request.

9. Staff Report
- Discussion of July meeting date.
Due to the fact that the scheduled meeting date for July would be on a holiday,
the meeting was set for July 5, 1984 at 9:00 A.M.
