Scott Tiernan for amendment to the final site for an addition to a single family residence on property described as the replat of lots 45, 45A, 46 and 46A, Gulf Stream Properties #2, and located at 3345 Oleander Way. This plan reviewed at the July meeting and is being requested for amendment at this time. 4. B. 0. A. #3 -84 A request by Donald Allmon, Agent for Sara C. Winston, for a variance to yard requirements reducing front yard setback on corner lot from 44.5 feet to 34.4 feet on that portion of the lot facing Wright Way. This request is for property described as lot 2, H. V. Pope Sub - division and located at the N. E. corner of Old School Road and Wright Way. 5. P. B. #84 -6 A request by the Gulf Stream School on property located at 3600 Gulf Stream Road for final review of auditorium plans prior to issuance of permit. 6. P. B. #84 -9 A request by the Gulf Stream Little Club for amendment to a previously approved site plan to allow for twelve (12) of its required parking spaces to be located on a grassed area. 7. B. 0. A. #4 -84 A request by Michael Daniel, agent for William P. Sellas, for a variance to Section X -I. After a brief discussion of the July 5, 1984 minutes, approval was postponed until the next meeting pending further review and a clarifi- cation of action dealing with case no. P B 84 -12. 3. P.S. 1184 -12 A request by W. Mr. Tiernan presented the requested and stated that he would be providing for a front yard setback of 40 feet. After a brief discussion regarding the language of the Ordinance dealing with setback requirements and the point of measurement on the lot, Mr. Brandt moved to approve the site plan with a front yard setback of 40'. Upon a second by Mr. Eaton, the request was unanimously approved. 4. Planning & Zoning Minutes, August 1, 1984 page 2 Mr. Scott Tiernan represented the applicant and presented a sketch conceptual plan identifying the .location of the variance request. He stated that denial of the request would create a hardship for the applicant due to insufficient space on the lot to provide for driveway and turn - around. After a brief discussion, Mr. Brandt moved to approve the 34.4 foot setback without the need for a variance due to the language of the Ordinance setting forth an average front yard setback as established by existing development along the street. Upon a second by Mr. Stahl, The Board unanimously approved the request with the recommendation to the Commission that approval be granted without the need for a variance. 5. P.B. 1184 -6 A request by the Gulf Stream School on property located at 3600 Gulfstream Road for final review of auditorium plans prior to issuance of permit. Mr. Caputo stated that this item was placed on the agenda for information only with no action necessary. He told the Board that the County had completed it's review of the working drawings and that the permit was ready for issuance. He reviewed the plans and indicated that he would move ahead with permit issuance, to which the Board concurred. 6. P.B. 1184 -9 A request by the Gulf Stream Little Club for amendment to a previously approved site plan to allow for twelve (12) of it's required parking spaces to be located on a grassed area. Following the presentation by the Club and a brief discussion by the Board, Mr. Brandt moved to approve the request. Upon a second by Mr. Stahl, the Board approved the request on a 3 -0 -1 vote with Mr. Eaton abstaining. 7. B.O.A. 114 -84 A request by Michael Daniel, agent for William P. Sellas, for a variance to Section X -I. I.E. of the Zoning Ordinance to allow for the location of an open swimming pool in the rear yard setback on property located at 570 Banyan Road. Upon the presentation by Mr. Daniel, Mr. Brandt moved to approve the request. Mr. Stahl seconded the motion and the Board unanimously approved the request. Mr. Caputo stated that the request would now have to be properly advertised and presented to the Town Commission sitting as the Board of Adjustment at the September 14, 1984 meeting. 8. DIXSON BRIAN PFEIFLER TOWN OF GULF STREAM PALM BEACH COUNTY, FLORIDA August 1, 1984 NOTICE TO RESIDENTS OF THE TOWN OF GULF STREAM The following variance has been received pursuant to Section X - General Provisions, Sub- section I. Ie. (Location of Open or Enclosed Swimming Pools in RS" District.) Prop. Discription: The N. 50' of Lot 2, and the S. 75' of Lot 3, and the north 55' of Lot 2A. Polo Cove, Gulf Stream Palm Beach County, Fla. The request is to reduce the rear set -back from 15 feet to 11 feet. The Town Commission will conduct a Public Hearing at 9 A.M.
