2. Approval of Minutes: May 1, 1985.

A request by Mrs. Cecile M. Merritt for site plan review for the construction
of a 4000 sq.foot single family residence at 1140 North Ocean Blvd. on prop -
perty described as lots 7 & 8 Golf Course addition, Gulf Stream.
Site plan also includes the construction of a new driveway on Hidden Harbour
Drive which is classified as a public road.
The property in question is presently being sub - divided and recorded at the
Palm Beach County Courthouse. Each parcel will contain in excess of the
required 20,000 sq.feet.
4. P.B. 1185 -5.
A request by Mr. & Mrs. Thomas Brandt for site plan review for the construction
of screen enclosure, circular drive, patio and gazebo and spa, at 2730 Cardinal
Circle, Lot 119, Place Au Soleil, Gulf Stream, F1.
The proposed awning covered patio meets setbacks if mean average of lot is
computed. The proposed hedge along the west property line will buffer all of
the new construction shown.

Upon a motion by Mr. Boucher and second by Mr. Brandt, the minutes were approved
as submitted.

A request by Mrs. Cecile M. Merritt for site plan review for the construction

Mr. Digby Bridges, Architect and Mr. Roger Saberson, Attorney, both representing
the applicant, presented the request.
They indicated that the request met all zoning requirements for the Town and is
consistent with the nature of development within the area.
Following a brief discussion, Mr. Brandt moved to approve the site plan with the
driveway onto Hidden Harbour Drive to be addressed and voted on separately. The
motion was seconded by Mr. Boucher and unanimously approved by the Board.

Mr. Martin O'Boyle, representing the Hidden Harbour Subdivision Control
Committee objected to the location of the driveway based on it's location
and impact upon the area.
Following considerable discussion and upon a motion by Mr. Brandt and second
by Mr. Boucher, the °location of the driveway onto Hidden Harbour Drive as
requested was unanimously approved.
4. P.B. #85 -5.
A request by Mr. & Mrs. Thomas Brandt for site plan review for the construction

Due to the lack of a quorum with Mr. Brandt stepping down from the Board for the
presentation of his request, the item was postponed until next month.
