A request by Mr. & Mrs. Thomas Brandt for site plan review for the construction of screen enclosure, circular drive, patio and gazebo and spa, at 2730 Cardinal Circle, Lot 419, Place Au Soleil, Gulf Stream, F1. The proposed awning covered patio meets setbacks if mean average of lot is computed. The proposed hedge along the west property line will buffer all of the new construction shown. 4. B.O.A.. 411 -85. A request by Gilda & Judy Lavoie for variance from side yard setback of 16.50' to 10.00' and rear yard setback from 18.52' to 12.00' for the expansion of an existing pool screen enclosure on property described as Lot 93, Place Au Soleil and located at 2775 Avenue Au Soleil. 5. GWYNN Town Clark BARBARA GWYNN Chief of Police JAMES GREER Upon a motion by Mr. Brandt and second by Mr. Stahl, the minutes were approved as submitted. Mr. Mayer stated that the order of the agenda would be revised due to schedules of the applicants. 4. B.O.A. #1 -85. Mr. Ray Simons presented both requests. He indicated that hardship does exist for the variance and that the overall site plan meets other requirements of the code. Mr. Brandt supported the request and moved for its approval. Upon a second by Mr. Stahl, the Board unanimously approved both requests. 6. B.O.A. #2 -85. A request by Mr. John McGeary for a variance to reduce minimum lot size from 20,000 sq.feet to 13,887.5 sq.ft. and to reduce the required front yard set- back from 34.5 ft. to 25 ft. for the construction of a new single family resi- dence on property described as Lot 16, Gulf Stream Properties and located at 2901 Gulf Stream Road. A request by Mr. John McGeary for site plan review for the construction of a new single family residence on property described as Lot 16, Gulf Stream Properties and located at 2901 Gulf Stream Road. Mr. McGeary's architect, Gregory Miklos, presented these requests and stated that the primary problem was storm drainage onto the property due to its low elevation. As a result, the new home must be located in such a manner so as to effectively deal with stormwater runoff. Mr. Caputo stated that he had requested the Town Engineer, Mr. Clay Blanton, to review the proposed plans. Mr. Caputo presented Mr. Blanton's letter. After further discussion Mr. Brandt moved for the approval of the variance and approval of the site plan subject to the applicant meeting with Mr. Blanton to resolve the drainage problems. The motion was seconded by Mr. Stahl and unani- mously approved. 3. P.B. 1185 -5. Due to the fact that Mr. Brandt had to step down from the Board for the presenta- tion of his request, there was no quorum present to review the case. Therefore, it was determined by Mr. Mayer and Mr. Stahl to recommend an unofficial concensus of approval to the Commission. 8. Board Members Comments. There were no Board Members comments. 9.
