SUMMARY STATEMENT:
Linda and Doug Walberg d/b/a DEW Aircraft have entered into a sales agreement with the Carter Family
Trust to sell the hangar and assign the leasehold to Carter. DEW entered into a Lease Amendment in
December 2002. Rent of $3,825.61 will be billed this month and should be prorated at closing. The present
lease rates are 12.6 cents per square foot uncovered land, and 25.2 cents per square foot covered land. Since
this was an amendment to a June 2000 lease, recalculation of the lease rates will happen with the October
2010 billing.
Unless the City changes the lease rate formulas, the rates will essentially stay the same, adjusted for inflation.
A new lease was not requested at this time, partly because they didn't want to take the time to go through
the process. This lease and the adjacent lease were being considered for lot line adjustments which would
have added a lot of property to their lease agreement. The present owners of both properties do not feel that
they can afford the additional leased land. Lot adjustments and adding more land to the lease would take the
agreement of both lessees as well as City Council.
A lease assignment document is attached, as is the lease and legal description.
RECOMMENDED ACTION:
Approve the lease assignment and authorize the Mayor to sign all necessary documents, and the
document be recorded by the purchasers at the Valley County Recorder.
