SUMMARY STATEMENT:
Crystal Blue Condominiums (SUB-06-04) received Final Plat approval from the McCall City Council on
October 12, 2006. Since the approval and recordation of the plat, the project has been taken over by the
bank. In an attempt to facilitate financing for prospective buyers, the bank has requested that the
Development Agreement be updated to both introduce a phasing plan and remove the since -repealed
Community Housing Ordinance article(s). The City agreed to work with the bank to make these changes,
so long as the conditions and financial guarantees in the Development Agreement relating to infrastructure
improvements were updated as well.
The amendments to the Development Agreement, before the City Council for approval, are as follows:
introduction of a phasing plan, removal of the Community Housing article(s), revision of infrastructure -
related conditions, and revision of financial guarantees associated with revised infrastructure conditions.
The complete land use file is not attached but is available for public review during normal working hours in
the Community Development Department located at the McCall City Hall, 216 East Park Street, McCall,
Idaho 83638.
RECOMMENDED ACTION:
Approve the Amended Development Agreement for Crystal Blue Condominiums (SUB-06-04) and
authorize the Mayor to sign.
