A request by William Evans for the replatting of property located at 1919 N.
Ocean Blvd. to be known as the William H. Evans Subdivision.
4. P.B. 1186 -9
A request by John Therien for site plan approval of a new single family
residence to be located at 445 Old School Rd., and described as Lot 4,
H.V. Pope Subdivision.
5. P.B. 1186 -10
A request by Jens Hartung for site plan approval of a new single family
residence to be located at 2740 Cardinal Circle and described as Lot 8,
Place Au Soleil.
6. BOA 112 -86
A request by Dr. William Luke for variance to Section VII.K.L. of the Zoning
Ordinance reducing the single family side yard setback from the required
22.5 feet to a proposed 12.0 feet for the construction of an addition to
an existing single family residence located at 530 Middle Road and described
as Lot 18 and the east half of Lot 17, Gulf Stream Cove.

Upon a motion by Mr. Skelly and second by Mr. Stahl, the minutes were unanimously
approved.
3. P.B. 1186 -2
A request by William Evans for the replatting of property located at 1919 N.
Ocean Blvd. to be known as the William H. Evans Subdivision.
Following a brief discussion by Mr. Caputo, the replat was unanimously approved
after a motion by Mr. Stahl and second by Mr. Skelly.
4. P.B. 1186 -9
A request by John Therien for site plan approval of a new single family
residence to be located at 445 Old School Road, and described as Lot 4,
H.V. Pope Subdivision.
Mr. Harvel, Sr., stated that the driveway for the proposed residence is too
close to the existing fire hydrant.
The applicant agreed to move the driveway.
Mr. Harvel, Jr. stated that the on -site drainage retention area will need
sub - surface gravel to a depth necessary to retain 1" of rain fall.
The applicant agreed to provide such a drainage area.
Mr. Brandt arrived at this time, 9:10 A.M.
Following considerable discussion regarding drainage, Mr. Brandt moved to
approve the site plan subject to the final grade elevations being indicated
on the construction plans so as to show that surface drainage will flow into
the on -site retention area and then into the catch basin.
The motion was seconded by Mr. Stahl, and the site plan was unanimously
recommended with the recommended modifications.

Mr. Digby Bridges presented the request. Mr. Caputo indicated that there
was no staff objection.
Following a brief discussion and upon a motion by Mr. Brandt and second by
Mr. Eaton, the Board unanimously recommended approval of the site plan.

A request by Dr. William Luke for variance to Section VII.K.L. of the Zoning

Following a review and brief discussion of both requests, and upon a motion
by Mr. Brandt and second by Mr. Eaton, the Board unanimously recommended
approval of the site plan.
8. Board Member Comments.
Mr. Skelly asked that all future notices to property owners regarding variance
requests be more explicit by indicating the exact location on the site and the
type of construction to be used.
9. Staff Report.
- Discussion of tree removal policy.
Mr. Caputo indicated that the Commission had requested the Planning Board to
again review the Town's position on removal of trees along AlA.
Following considerable discussion, the Board determined that no policy should
be enacted thereby dealing with each request individually.
10. Comments from the public.
There were no comments from the public.
