on a lot less than 20,000 square feet.
THIS WAS APPROVED BY P & Z AT APRIL MEETING CONTINGENT ON NOTIFICATION TO
RESIDENTS. IT WAS BROUGHT TO COMMISSION AT THE APRIL MEETING AND WAS
TABLED UNTIL THE JUNE MEETING. I have had objections to this variance
request, needs more discussion.

Dear Mr. Mayer:
I am in receipt of the certified letter regarding a variance
for a new home to be built on Indigo Point in Place Au So14i1.
The plans of the house look very attractive and I am happy to
see another two story house on our street.
I am objecting however, to the set back variance request that
has been requested because:
1. The request for a 29 foot set back rather than
a 37.5 foot set back goes to the front wall
rather than the overhang according to the
drawing presented to the commission.
2. A 29 foot set back to the wall would place the
new home approximately 6 to 9 feet in front of
of the Taylor residence to the west and approximately
20 feet in front of the Behne residence to the
east.
3. The Front wall of the Taylor residence is approx-
imately 35 feet from the set back line due to
the 5 foot overhang on their house.
4. If the variance is allowed we feel that the
aesthetics of the street would be harmed.
5. The variance of 8 feet requested to the wall is
too much of a variance. We could see a four foot
variance to the overhang. however, as being a
suitable compromise.
We look forward to having a new neighbor.

Request to add porch and spiral stairway to existing patio. This request
had heretofore been tabled until a new site plan showing the addition in
relation to the coastal setback line was presented to the Town. Mr.
Andrews, representing Mr. Florescue, presented the Board with the new
site plan. Following general discussion, Mr. Brandt moved that the
request be approved. Mr. Stahl seconded and motion unanimously approved.
2. Von Esson, George - Site Plan Review
2900 Ave. Au Soleil
Request for revision to original site plan showing tennis court, octagonal
gazebo and revised driveway. Mr. Harvel expressed his concern regarding
the Town of Gulf Stream's water lines located under the existing driveway.
In order to protect these lines, Mr. Harvel stated that a 3011 cover should
be required prior to approval. Mr. Harvel brought to the attention of the
Board the existence of an abandoned water stubb located in the same general
area and recommended said water stubb be removed. After general discussion,
Mr. Stahl moTed the Board approve the request providing a 30" cover for the
water lines and the removal of the water stubb be accomplished at Mr. Von
Esson's expense. Mr. Skelly seconded the motion. Notion unanimously approved.
3. Perchick, Mark - Site Plan Review and Variance Request

Mr. Sorg and Mr. Armour (letters made a part of these Minutes), Mr. Brandt
moved to approve the request subject to a front yard setback of 30' to the
overhang. Mr. Stahl seconded and Motion approved by the Board. Mr. Malmstrom,
President of Place Au Soleil Home Owner's Association, speaking for himself
and the Association, stated that neither he nor the Association had any
objection to Mr. Perchick's request and Mr. Malmstrom requested this information
be made a part of the record.
4. Rossi, John - Site Plan Review and Variance Request
Iot 28 - 2586 Ave. Au Soleil
Request to add garage and pool to existing home requiring reduction of front
setback line from required 32.5 to 28.0. After review of plans and a
determination that no objections had been received after notification and
legal notice,on Notion of Mr. Brandt, seconded by Mr. Stahl, the Board
approved the request for both variances.
5. Pearce, James T. - Site Plan Review
3737 N. Ocean Blvd.
Request for addition to existing residence. Variance not required. Setback
requirements met. On Motion by Mr. Stahl, seconded by Mr. Skelly, the
Board approved the request.
6. Evans, William - Site Plan Review
1919 N. Ocean Blvd.
Request to relocate garage. No variance required. Setback requirements met.
Inasmuch as no problems exist on this request, Mr. Stahl made a Notion to
approve, Mr. Skelly seconded same and the Board approved.
7. Minutes of May 7, 1986 Meeting
Upon Motion of Mr. Brandt, seconded by Mr. Skelly, the Minutes of the
May 7, 1986 meeting of the Planning & Zoning Board were unanimously approved.
8. Urbanek, August - Site Plan Review
1314 N. Ocean Blvd.
Request to cover existing patio, install front wall and lights, general
interior renovation of existing residence and to improve landscaping. After
examination of plans and general discussion, the Board unanimously approved
this request on Motion of Mr. Brandt, seconded by Mr. Stahl.
9. General discussion on mailings (registered /regular) to interested homeowners.
To insure notification, registered mail is used.
