Roll Call. 2, Approval of Minutes, March 4, 1987. 3, A request from Mrs. Ann B e llis, 3450 Gulf Stream Road Lot 2, Block 1, Plat #1, Polo Fields, to reduce the required fifteen (15) feet or fifteen percent (15 %) sideyard setback to eleven feet two inches (11'2 ") in order to construct an addition to an existing single family residence, pursuant to Section VII, K -1, Town of Gulf Stream Building Code, Ordinance 83 -1. Prior to the passage of this ordinance, the setback requirement was 10 feet. 4. A request from Dr. Vernon B. Astler. Lot #4, Gulf Stream Heights (County Road) to reduce the building site requirement from twenty thousand (20,000) square feet to fourteen thousand (14,000) square feet. Pursuant to Section VII, I -1. Roll Call Present: Thomas Brandt Charles E. Eaton, Vice - Chairman William Lynch Mrs. Joan Orthwein Absent: William A. Mayer, Chairman Also present: Richard Brandt, Code Enforcement Officer Mrs. A. Bellis Malcolm Bird Mr. M. Karp 2. Upon motion duly made and seconded, the Minutes of the March 4. 1987 meeting were approved. 3. Request to reduce Bellis. 3450 On Motion duly made and seconded the above request was approved. 4. Recuest from Dr. V.B JDAI reduce building site Motion duly made and seconded that the request as stated in the agenda (reducing the lot size to 14,000 square feet) be approved. 5. Malcolm Bird appeared for Mr. Bergh who desires to develop property on U.S. 1, abutting on Place Au Soleil, for the purpose Planning & Zoning Board Meeting April 1, 1987' Minutes Page Two 6. (continued) of establishing a Volvo automobile dealership. Mr. M. Karp appeared for twenty -six neighbors objecting to said use of this property. After lengthy discussion with the Board, Messrs. Bird and Karp and participation by the audience, the Board unanimously voted, on motion duly made and seconded, to approve the plan as presented and for the use as stated. FLORIDA 33435 March 6, 1987 Mrs. Barbara Gwynn Town Clerk Town of Gulfstream 100 Sea Road Gulfstream, F1. 33444 Dear Mrs. Gwynn, BOYNTON BEACH 732 2000 DELRAY BEACH 2781063 I am requesting a variance regarding your 3,000 square feet minimum for a single residence for a home I plan to build on County Road on a vacant lot (Lot 4, Gulf - stream Heights) which is just to the east of the Little Club. The current floor plan I have had drawn includes 2633 square feet living space (air- conditioned), 635 garage, 448 right porch and 145 square feet entry for a total of 3861. Calculating from the Town of Gulfstream Regulations, this allowing 25% for garage, porch and entry under roof, would come up to 116 square feet short. I am asking a variance to waive this additional square footage because of the small size of the lot which is only 100 feet wide by 140 feet in depth. The planned residence's overhang eaves, septic drainage field, etc., currently adequate on this rather small lot and the additional footage could present difficulties from the cosmetic, set -back, and economic viewpoints. Your kind consideration in presenting this request for vari- ance to Mayor Koch and the commissioners would be greatly appreciated. Sincerely yours, Vernon B.
